Comments (11)Thank you for the reply, manhattan42. Garage is attached, has living space above and interior stairs. The contractor never cited building code, just said the plastic barrier was not needed and his policy was to not use them in order to minimize wait time for the concrete to dry. I don't know what UBC says (this county goes by it pretty much, I now know) but if it says you must have vapor barrier below living space then this work shouldn't have even passed my city's inspection. And as far as the waterproofing "additive" goes I guess that was a total fraud. So what are my options for eliminating the wicking water?...See MoreDriveway dimension - side entry garage
Comments (20)Several thoughts: - Are you doing concrete all the way to the road? Around here, people who aren't in neighborhoods /aren't building short driveways tend to have gravel for the majority of the driveway ... then it become concrete maybe 15-20' from the garage opening. The house I grew up in, for example, sat about six acres off the road -- no way anyone would pour concrete /maintain concrete (because dirt will wash out under a drive /the drive will crack) for that length. The house I'm building will sit even farther off the road ... so we certainly will use gravel (the good gravel) for the majority of the driveway. - Have you thought this through from a guest point of view? Side garages are tough in this regard. Imagine you're a guest approaching the house -- you pull up to the end of the drive /next to the garage. Where should you enter? Through the garage probably isn't a choice, but you can't see the front door from where you are. I don't think people tend to put enough thought into the drive /guest arrival. Lots of good choices exist, but you have to think it thought for your own plan. It is better to be a little too big rather than a little too small. Comments (9)How wide is your lot and will you have a detached garage? Can you post an overhead view of your lot and house site? I'm posting an overhead of mine just for an example because we bought an existing house with a narrow-ish driveway. (Older neighborhood.) It had a small semi-attached garage on the right, which we tore down and replaced with a larger detached garage, but still only had room for a single car driveway. The apron flares out between the sidewalk and the street, but you can't really tell because of the trees. The driveway flares out in front of the garage to access the two separate doors. We staggered the front so that it's not just a flat expanse of one giant door, and to give a bit more space b/w garage and house when backing out of the left side garage door. (Backing out on the left was good practice when the kids were learning to drive.) Also the deeper right side gives it room for an interior stairway up to the 2nd floor storage space, which has windows on 3 sides and is suprisingly bright and roomy. Now that we have 4 cars it's kind of a PITA when everyone is home. But there's enough room to pull up a big truck (F150) on the right side in front of the garage and still have room for my son to pull his car (Taurus) up to park on the left. Comments (18)Will the driveway be sloped down to the garage? Having had a driveway with retaining walls, I will tell you that they are a pain in the behind. Especially for visitors, who are likely to bump their fenders or open doors on them. If the driveway has a slope the door banging is all the worse. But if you must, send the driveway along the edge of the property line. Can you widen it? Will visitors usually park in back, by the garage? Then how do they walk around to the front door? You will certainly want to pull the driveway back from the right-hand garage so that the retaining wall allows a car door to open while parked in the driveway.
