Comments (20)I am in NJ too and am going with Dutchwood mentioned above. I have a lot of cabinets too. I don't think 30k is that unreasonable here. We have had Brookhaven for 15 years at my inlaws and have had no problems at all. Your flooring seems way high, but I don't know what you mean by moldings? The moldings could be driving up that price. I got 5" in floor, white oak for about $10.7 sf demo, install, stain and finish. Toe moulding should not cost 6K. Get an itemized estimate for the plumbing and electrical. And get a few estimates. We need to have gfi in most of our kitchen and the electrician has a set price that he charges per outlet, switch, power for appliances, cable, etc... I have over 50 linear feet of cabinetry and I am getting a very good price, probably very close to what you are paying per linear foot. But I am getting a lot of what I consider to be "extras." In my old kitchen, the painted finish was a 1/3 upcharge, the glaze was another 1/3 upcharge and the beaded inset was another upcharge. I don't know how Brookhaven upcharges. - My Island "front" is 105" x 24" deep drawer base cabinets and backed by 15" deep cabinets. - paneled DW, Fridge and freezer. - 4 uppers have glass inserts. -I have about a 60" decorative wood hood. -My desk with hutch has 2 more glass doors. -I have 9" spice pullouts on either side of stove. -Corbels on island, under hood, holding up valance, and small ones on desk. -Crown Moulding with egg and dart pattern -Door pattern is raised panel (to my dismay, bad last minute decision) with an egg and dart insert. -There is a large valance over the sink (7 ft?) connecting the glass uppers on either side. -The whole thing is painted and then a clean wipe glaze. -The end panels are all finished. -Furniture moulding on the desk and island. -Valances under the sink, fridge and freezer. -Sink is pulled with decorative stiles. -I did drawers mainly. I think I only have one cabinet that is a door base (other than the back of the island). -I have dividers in the top drawers and two garbage pulls. - my cabinets are beaded inset. -My uppers are only 42" high, another regret here, I wish they were going to the ceiling, but it didn't work here. -I am also getting two stained base cabinets for my mudroom 54" x 18"....See MoreAdvice on my choices for kitchen reno
Comments (11)Gardenpixie, I just looked at your layout and actually your island is basically in the same place as mine. My cooktop is where your sink is. Where your patio doors are is where I enter my kitchen area. That is my doorway that I reduced from 6ft. 10 in. to 5 ft. to make my kitchen a little wider. Where you are putting your pantry wall cabinets I have a bumped out sitting area. Any way, I think you will like the new layout but maybe you should make you're sink dishwasher aisle a couple inches wider since you will do more work on that side of the kitchen/ island than the pantry side. I think you will like having all the drawers in your island. I have drawers across the aisle from my dishwasher and it's great to have one of those drawers for dishes. Makes loading and unloading so easy. Today I copied breezy girls idea for a spice storage drawer and I really like it. Comments (6)Thanks much for all the comments - sorry the excel layout leaves a lot to be desired to understand the flow to the rest of the house and the exterior - which is pretty important. I'll try to lay something out - but basically, the backdoor comes in off the driveway which is at say elevation 0, then there is a first step down into the first part of back yard, about where the steps down are from the EIK that takes you down to -4...to a lower bluestone patio that goes into a walkout basement right below the butler pantry. Then, the backyard slopes down yet again another 4 get to -8 total to the right of the end of the house. I will draw up. What do you think right min. size is for a 4-top round EIK? In my "excel" lingo, the black rectangles are doorways and the orange are windows, so the thought was to create a floor to ceiling glassed in EIK, which is the best view of the backyard. (Top of plan is north, so is going to be south facing which is a concern). The door out of the EIK is the secondary access to the backyard - and the grill. Comments (33)Thanks everyone. I have spent some time analyzing my current situation and the proposed layouts that all of you so kindly offered. It seems that there are pros and cons to all scenarios and no clear cut best answer. 1. Keeping my current layout would provide the maximum amount of storage but I would still have a compromised prep area between the sink and range. I would take away the bar height and have a single level countertop for the whole configuration. 2. Sena's layout includes a 52" x 90" rectangular island instead of the L-shape and proposed moving the range to the corner. The benefit here is that I gain prep area between the sink and stove. I do lose some of my original storage with the range in the corner and the island change. 3. cpartist proposed moving the refrigerator to the far left top wall with dishwasher next to the fridge, sink next to the dishwasher, widened window and moving the stove to where the refrigerator currently is. I would have to use a counter-depth refrigerator if I don't want it sticking out so far and I'm not sure of the exact island dimension proposal but it was 39" x ??". I would definitely gain more prep space between the sink and stove but I feel like I would be losing a lot of island. I would also lose some storage in the refrigerator over having a refrigerator in my recessed area and the pantry would not be as deep. 4. mamagoose proposed using cpartist's idea for the appliances but turning the island 90 degrees. The reason I resisted seating on the dining room side was because we have our dining room table for seating and it feels like island seating in that area would be redundant. The island in this configuration though is 42" x 72". I do love the look of rectangular islands and I think they are timeless. I'm not sure the L-shaped island is as appealing as it once was to me but it does seem like I can get more storage that way. I gather that most of you feel that my current L was too big to begin with? I'm worried that my kitchen is going to come off appearing smaller than it truly is if the island is small and a lot of the storage is gone. So that is my dilemma right now.
