OT - For those who have had wood floors installed/refinished
Comments (6)I would buy a scratch stick and fill it in myself. Because wood fillers stay forever tacky dirt will quickly collect over it. So I would take a paint brush and dip it into polyurethane and cover over it carefully. My floor is 50+ years old with nails holding it in place instead of the tongue & groove. Often the wood putty pops off a nail head and I just recover it again with new putty. I think this guy was lazy and didn't tell you the truth about the scratch but he should have filled it in with a stick or putty before he polyurethaned over it....See MoreDesign this-Thinking of rehabbing this little 1941 ranch
Comments (21)I'd do this: If your likely customer is the type to buy this place and add a few more rooms, it means they probably have children. I just can't imagine a family not really, really missing a dining room. And the enormous utility room seems like such a waste. So, I made your utility room into a dining room. 1) I stacked the washer and dryer and moved it to a closet in the hallway. It's right there clustered with the bathroom and kitchen, so running the pipes to the new washer location shouldn't be a big deal. Also, it's closer to the bedrooms -- with the original utility closet, you'd have to carry your clothes from the bedrooms to the kitchen to wash them. 2) The furnace and water heater are now in a closet rather than having an entire room to themselves. They are still very close to their original locations, so hooking them up shouldn't be bad. If they need any extra room over what I allotted, you could expand this closet into the pantry/china cabinet space like this: 3) I also moved the garage door to a more convenient location. Now someone who is coming in with groceries can easily walk into the kitchen, but everybody else won't be funneled through the kitchen or into the side of the dining room table. Voila, dining room! Does the utility room have a big double window like the kitchen (it's hard to tell)? If so, that'll be really lovely to have that in the dining, and with the wall separating the kitchen from the utility room gone, that'll be a lot of light flooding around that whole space....See MoreRiverside LVP, LW Flooring, Imperma Wood
Comments (8)Sorry for late responses. Busy summer with the kids:). So Riverside and Riverstone products we did not use. The lack of identifiable parent company etc just didn’t sit well with me. Also, their isn’t much board variation in either product. I liked the idea of Impermawood but it seemed to scratch easily so we gave it a hard pass. There are some interesting YouTube videos on it if you haven’t seen them. We ended up going with a product we looked at over a year ago (when we began looking) and it’s Hallmark LVZp in the Courtier Line, Baroness colour. They make excellent wood products in several lines and their LVP is quite good. We had it installed in May. I love it. I still would have preferred a lighter color but I love that I can take a sharpie and fix any scratches that arise. (My husband accidentally scratched a long mark with a sofa the first day. Cannot believe how easily it fixed it!) They have a proprietary floor cleaner that makes the floor look even more amazing....See MoreHaving Heck of a Time Finding an LVP Floor (Photos)
Comments (18)Thank you all. I have lived with that refrigerator sticking out for 20 years and never even noticed it! But, we will be needing a new one and I will keep that in mind. I cannot believe everyone picked the same floor (and it was my least favorite, so now I'm thinking!). I have always had an issue with lighting in this kitchen. I will definitely update my pot lights with the 4000K. I had always bought "warm" ones. Gives me lots of food for thought! And, yes, I have a runner. It just doesn't show up in the visualization photos. As far as the floor stretching into the other rooms, I was wondering if something in the "brownish" range would work. Here is a sample I just picked up, but I can't use it in the visualizer. I know I would love it in the other rooms....See MoreMissy Bee
