Binsd--The Ranch Style lives! Love this thread because I too am the proud(?) owner as of last Feb of a 1960s ranch home. I got all the cool stuff from the 60s and 70s: avocado appliances, gold flocked wallpaper, pink tile, gold colored accents. Oh yeah! Immediately took the house down to the studs to turn it into a Modern Farmhouse. I took inspiration from these: Walker-Warner Sonoma Farmhouse (http://www.walker-warner.com/indexf.html#POR-GRC-001) Christine Lane, Boston, MA (http://christinelaneinteriors.com/) I think ranchers are particularly suited to blend styles. They were a bit funky then and they can still be. Yet, if you want to lean slightly more traditional, they can sustain the transitional. I think they are way more flexible than many styles. Your home in particular has some good bones! The raised ceilings and open one-story floorplan are great for toddlers since you can see them from most rooms. If you can mix some of your Spanish furniture with some more contemporary pieces, I think it will have that California Spanish casual style--with a cleaner look. Love it! In the green bathroom, take out the brass and replace with frameless glass. It will immediately look more contemporary. Each had their own flavor: slightly more modern, slightly less modern, more funky, somewhat traditional, etc. Search: mid-century, modern, ranch home. Have fun! I would suggest when you do paint the house that you paint the whole house first with that strip painted out so he can see it without and paint that piece of the trim last as then you can see how it would look without and with it. Well what I was trying to say is your house does lean towards the spanish revival and you keep saying you want spanish and not tuscan, mexican etc. and really what is spanish color theme tends to be white or a very light color that reads white with a darker trim color such as brown, or more very muted colors. Landscaping makes a huge difference in how a house looks too. What I'm wondering is if you really have settled in your mind what you want the house to be or if you really need the house to be one particular style. Many color will work for your house as long as you pick something that works with the roof color. Maybe it is your mentioning spanish that throws me off. BTW if you look at the picture I posted it is a very simple style except for the tower and the other items are things your house has or will have too. You have arches, you have the curved wall, the raised trim, you're adding a pergola (not a porch like in the house shown). You could on your gable sides add corbels either dark stained wood or faux looking wood like you're planning for the garage door. If you look at a spanish villa - they tend to be white, with tile roofs, mainly boxy. Some have arches, some have railings that are often white and look like concrete formed (don't know the correct terminology). I guess I would ask yourself do you want the spanish look, or does it really matter and should you just go with a color that you like and not worry about trying to keep to a particular style?

In its own suburban way, that's what the PO did to this house, magnaverde. We've been spending a lot of time taking out white colonial Home Depot molding and putting in small simple molding (painted the same color as the room), taking out 6 panel fake wood hollowcore doors and replacing them with solid core slab doors or fir single-lite pocket doors...one eyesore I haven't been able to fix yet is in the double -height foyer where a massive foyer fixture once hung, the PO put a cr*ppy white HD fan with shiny fake brass trim...UGH UGH UGH. I actually found a rather tasteful 70s Fredrick Ramond fixture in LN condition at a Habitat store, which would be much closer to what should show in that tall window above the door, but it's *difficult* to get up there and change the fixture out. We've given away so much colonial molding and use the doors for work surfaces. This is no masterpiece house, but it felt like it was being suffocated in faux-colonial trim and we've resimplified it so it could be itself again. Which will probably go completely unappreciated in this neighborhood, but it passed the time. palimpsest, if you have a feeling that you shouldn't post, I completely respect that. Don't want to jinx anything. We'll just have to wait until you have found something and then settled on it and then we can celebrate with you! I have faith that you can do anything you want and will make whichever house (and cash IS king right now, so I understand the drive to underspend) into a photogenic and soul-nourishing home.

It's not the frames so much as the newer Low E glass compared to what you have before. I hate the new glass as the exterior appearance of the glass is dark and the rooms are so much darker inside. It often changes the color of the paint on the walls.
