Are you trying to market as a relaxation space? It looks very industrial to me especially with those flourescent light boxes. Could you remove those ( maybe even cover the metal ceiling)? Lamp light is much more flattering than overhead lighting. Depending on your location window shades would add privacy, provide light control and add softness. If i was the renter I would surely want curtain panels.

i agree that staging with appropriate furniture would be better. Are those windows aluminum? Is it possible to replace the carpet with a ” washable surface” , LVP, possibly? Stained carpet is not very appealing.

Thanks! I just want the space to seem like an added bonus to tenants. A lot of tenants in this area work from home in tech- so that is why I had the table and chair but wanted to make it a place for them to also relax after work hours. I think a colorful rug and a couple of comfy chairs would do wonders. Are you renting it furnished?

Definitely removing the dark stained office carpet would go a long way. The space is dark so lighter floors would help. Then add an area rug. If the ceiling could support it, then a hanging egg chair would be cool.

I guess that covering the ceiling would be costly and probably not worth it. Choose a light colored LVP for the floor and use a colorful rug as suggested by others. Possibly the renters will choose to use some window treatments, too.
