Contact the inspection company that was used, with your concerns.

You can hire anyone you want but I am afraid the builder will do what the builder do on the punch list / warranty list regardless of who points the potential issues/work out. As for an independent inspector and a laundry list of picky items will just make the process more painful, in my opinion.

As far as a screw holding the shelving, kind of hillbilly but I do not think they will fix that. What is the question about flashing? Do the manufacturers instructions call for flashing there? What is the issue with that door in the picture as I do not follow your description. Also you have the issues all set up as a poll and for people to vote.

I would agree that it doesn't matter who or how many other entities you bring to help you find issues. The list communicated to the builder is all that matters, and even then, many would not fall under warranty or will be challenged.

For instance, the screw looks like someone was trying to do a favor (some Heloise Hint they may have picked up through their experience - and I just dated myself with that reference) so your long shelf doesn't sag as much.

The water table ledge flashing is certainly a better detail, but builders only put a bead of caulk there unless drawings are detailed otherwise.

If your casing is wider than standard 2 1/4" (which accounts for a door holding open parallel to the wall with standard door stops), then you can frame for that. But it looks like again, someone thought they were doing a favor and going above and beyond in design by filling the gap which may have looked odd to them considering the wider crosshead than the prefab casing.

The doors fitting in frames though should be a warranty fix, just like cracks in the walls from settling. You may not like the fix though, just sanding corners or moving the door stops.

Most of this is typical builder level work, with no correction going to happen, no matter what second inspection you pay to have done. Houses settle and shift as they dry out. House movement is expected. Really, not much of it is hazardous to your health and safety, so it likely will not get addressed with a warranty call either. You can try, but you risk being labeled "that" client, and any legitimate issues ignored because of the long list of non issues.

I’m trying my best not to be picky- hence the reason for wanting another inspection to bring forth valid concerns. Also the reason why I am asking question here. Those posted are some of the more minor concerns.

Flashing is on the same models surrounding me but none on mines- I’ll follow up with builder.

The framing for doors look odd, there is no spacing on the right sides of the doorframe - a lot of my door trim abuts up to the wall next to it.

That cannot be helped and maintain the same trim through out the home unfortunately.

Door trim abutting the wall next to it is a design and/or framing issues and not a trim installation issue. By the time the trim guy comes around, he has to work with what the architect/designer and framers left for him. Ideally these details would be discussed and designed with the homeowner, but that doesn't usually happen in a spec or production built house.

I not an expert but that is what I was thinking …..
possible framing issue because all my doors are gapping- not flush- letting in lots of light around the edges and not properly closing

Oops! I accidentally voted for "should screw be used inside cabinet to support shelving". I do not want to vote at all.

The screw supporting the shelf only shows the builder is looking out for your best interest, more than the cabinet maker. It does not bother me. The trim piece where the door trim meets the wall does not bother me either.

The appearance that there is no visible flashing where the siding/trim meets the cap stone could be problematic if the materials that are the are not 'shingled' to direct water away from the wall.

Not enough information about the flashing above stone. Is the stone a cavity wall or adhered? Take a photo from a lower level showing the slope of the cap, perhaps at the corner.

The cap looks too large to be covered with flashing so I hope there's flashing below the cap. We woud need to see a wall section drawing which probably doesn't exist.

Worry about real things like the flashing. Not about design things that go back to the design phase of a tract builder who only cares about the front elevation. Chant the serenity prayer, and learn to tell the difference between molehills snd mountains.
