First- forget #3. If you want to craft in your spare bedroom, do it! Just don't move the laundry plumbing in there. There's no reason to devalue your house on resale to a 2 bedroom value. Second- define what it is you want to do in your laundry room, and define the exact dimensions that you need. Third- Do not make changes to the Master Bath. It's one of the nicest features in your new home. Fourth- re garage space. Having a 3 car garage on a house this size probably isn't necessary for resale. However, your hall would need to take up 3'4" of the back wall of part of the 2-car section, so you would have to push the garage out further to the front. Finally, is this house size (exterior dimensions) is limited by your lot? If not, you could probably widen the house by 4 or 5 feet along a line starting at the front of the coat closet and running to the wall that holds the door to the patio. That would put additional square footage in your living room (a good thing), you would move the stairs to the right (giving you 5 additional feet where the laundry closet is now), then I would eliminate the corner cab row in the kitchen, make a small island if you need it, and VOILA you would have a big laundry.

So I would go with the first layout. Expand the wall so that it lines up with garage. Then consider doing bookcases with piano centered and tv above. The tv would only be slightly above eye level. Or option two but instead of fireplace in center that would be tv and piano would go on one side and chest on other. Or as shown but tv on one side piano on the other. By expanding the wall out, you will have room for built-ins and not sacrifice any more floor space.

Here is your room laid out to scale. Each square = 1 ft. I have placed two sofas and two chairs (Bronx) in the room. Can you more clearly see the problem? There's not even room for your TV cabinet. I have used the exact dimensions for everything. None of this fits. This room cannot take a 41" deep sofa nor a sofa that is 98" long. 15.5 x 15.5 room is the size of a master bedroom and apartment size furnishings would have worked in this space. Looks as though you fell in love with the furnishings and simply assumed you had the room to make it work. What do you do now? Of course this is your home and you can do whatever you like, but this is a lot of $$$ and the room should look like someone knew what the heck they're doing here. You should have brought the dimensions to the store. They would have been happy to help you find the right items that fit in this room. Azure Series will fit in your space, but I know it's boring.Using a variety of styles together in a small space can make it special.

I appreciate all the comments. I bought house with the ceiling cord thing. We had few electricians come out and they state would be process to cut into ceiling. I’m working on other solution. I also stated I know I have to much dark wood. I had white or lighter in my dining room and got many people who didn’t like it. But I’m getting dif liv room tables. I agree with other person I have too much seating. I think I’ll end up with long sofa and just 2 chairs. Rest will go. I already have my paint. A light grey. Quite honestly we like our tv there and company does too. It works for us. Sorry people. Lol We use to have sm tv in din rm and no tv in liv. Plus I would like to put a fireplace insert on grey wall if it can be done. We only plan on only staying for 3-5 years so don’t want to put a lot more money as we just did kitchen. I’m just crazy on furniture ideas basically. . I know this liv room is a working progress. Thanks to all.
