I hope you don’t have 1/2 the stuff they crammed into that space. IMO there is no way to arrange furniture to sit around that fireplace that should be removed and replaced with one actually meant to be a focal point.We have no idea of your style so hard to tell you waht to fill a space with but I would make 2 sitting areas one with the TV and one where the fireplace should go which is where you think you will have the T.V. I think that is a solid wall beside the planyt at the bottom of the space.

I would stay away from a sectional and go with a sofa and 2 chairs not matching to the sofa. That DR is going to be a problem you will need to go very narrow with a table to work in an 8’ space or you will need to push a table against the wall and only pullout when you need toyou could do a 36 x 72 table that would sit 4 nicely without pulling out You have lots of places for TV in the LR . Do you need more storage or some display I would suggest a Besta sytem for a wall with the TV maybe on the right hand wall. The sofa facing the TV and a chair on either side with a nice coffee table that layout works well for conversation and much more comfortable seating than a sectional.

Hello Christine, I adjusted the room dimensions using the measurements that you posted. I have that front room at 14' x 13' (the wall with the two windows). The furniture layout that Flo suggested can be called Plan A. The ones that I am posting now can be called Plan B or perhaps Plan we'll C. ;-) So here are some pics for your consideration. The four chairs in front of the fireplace open up the room for easier access to the kitchen. Folks (guests) will often enjoy sitting around the fireplace after a meal.

Ok..so with the TV staying above the fireplace and the need for more seating…instead of a 3-seat sofa, I’d suggest getting the largest sectional that will fit properly in the space (hopefully 4 seats along the back wall, 2 adjacent seats on dining room end, and a chaise on the end near the front door. In the meanwhile though, the current furniture could be rearranged to work with the current seating or new seating, once it arrives. Remove the wooden bench, firewood hoop, and telephone seat, and rectangular end table. Move the entry console to the left of the fireplace and the smaller console to the right of the fireplace. Move the current sofa to the right a bit so its end aligns with the end of the wall. Then place the round end table on the left side of the sofa and place the chair right next to it. Then move another chair next to it…just to get an idea of the footprint of the sectional I described…then assess and see how that feels. If it’s too tight, then maybe just another chaise end on that end too. (Hopefully one of the Pro’s will post a to-scale furniture layout.) I’m glad you said you will be redoing (or restoring?) the fireplace…the gray stacked stone does not belong there. Medium toned paint color for the walls…to be determined after all furnishings are in place.
