No clue about SC but just wanted to say how exciting and what a nice bit of news!

Thanks salonva! It's a beautiful home that I love but we have reservations about it's proximity to the golf course. We have a golf course home in MN but we have a large water hazard between us and the golfers and the cart path and we're in a location on a par 5 where no one would ever hit balls into our yard. The new place does not have those location advantages but the house is perfect.

Don't know how things work in SC but we had a learning curve here in NC compared to IL - things were very different. A good RE attorney would know and protect you - do you have any way to get a recommendation other than from your agent/broker?

I don’t have a clue about RE in SC. I do have relatives in the Greenville area and a friend’s daughter and sil live in Akin, which might be closer to where you are looking to buy. They could possibly have an attorney referral since they moved there about 4 years ago.

3Katz, in Florida we lived on a golf course and balls were continuously hit into our yard. We had a hedge planted that did not stop the balls, obviously. The problem for us was that golfers would drive up into our yard on their carts and if it had been rainy they would leave ruts in the grass from their careless driving and turns. We eventually moved to another community closer to the water, but our plan was to put a low steel cable across the property line that would prevent carts from coming into our yard. It was secured at both ends and at intervals along the middle by steel augers that went into the ground and had an eye bolt type top. We did not install it but left it for the next owners.

Do your research about termites. Hopefully, the current owners have a transferrable bond. If not, see if whoever provides you with a termite letter will let you purchase a repair bond.

The other issue in SC is 90's homes built with synthetic stucco. I think most problems have been addressed but if the house is older and the sellers are the original owners there might be issues.

Yeah KSWL, that's about what a friend in our neighborhood says - they are closer to the course and the cart path than we are. They don't have anyone driving carts into their yard though - just people coming into it, hitting their ball out and leaving divots. It could drive us nuts. We only have a short window to go look at it before we're on another trip and if we do, we'd have to hang out in the back yard for a while to see how things play out. Timing may not work out for this and it's quite possible it will be sold before we have another opportunity. If so, it's meant to be.

Thanks deeg - I've been reading about termites. The home is about seven years old and build on a slab vs. crawl space which I would think reduces some structural risks.

Okay - end of the excitement. I thought this house was priced to inspire a bidding war and I think that is turning out to be the case. Listed for less than 24 hours and 15 showings scheduled. I don’t have time right now to go all in on this and I’m not up for a bidding war. I still need to figure out SC real estate though as we will hopefully buy something before fall.

We live on a par 5. Rarely have a ball hit into our yard and if so, it is declared "out of bounds" by red stakes.....therefore is NOT hit from our yard. Cart path is on the other side of the course (a must for me). Termite service is a must in every home in our area. Transferable. Have no idea about the legal issue you have, but there's been talk about the "Yankee Tax" - $500 to register a car and $500 for something else (can't remember). That's due to the huge influx of new buyers since Covid. ~ ~ Our next door neighbor listed his house on Tuesday, and a very reasonable "sell fast" price, and today he told us he has accepted an offer already and will be leaving May 1st.

Unfortunately, my DH is only NC bar certified and not SC. Now they can do a multistate portion and get certified in both, but it is not retroactive. His SC people have taken other jobs, but one will occasionally come in and do some closings for him.

@sc_irish - we don’t have a legal issue other than the fact we always have our RE attorney involved in any RE transactions. Since our attorney is in MN he would likely not be familiar with anything unique to SC.

I was taught in interior design classes that crawl space (pier and beam) foundations are superior to slabs, and I warned my sister not to buy a house with a slab foundation. She ignored my advice, and within a year, she had cracks in her foundation that required thousands of dollars to repair. The advantage of pier and beam is that repairs (if necessary) are easy and inexpensive.

That said, we did buy a house in Cathedral City with a slab foundation, but we did not have many options. Since it is in an earthquake zone, I do have some concerns, but the house was built in the 1990s and does not have any structural damage.

It is very important to understand the soil/land that the house is built on to decide whether a slab foundation is acceptable. In an area with a lot of rain, the soil could shift, depending on whether it is rock or dirt.

Very interesting comment, did you read the thread? HU-191147163 - no photos were posted and the house is no longer under consideration.

Dedtired, I feel a bit the same way. As you may recall we were looking at Charleston last spring, and though I am disinclined, DH talks wistfully of warmer weather.

The thing about the trial is that, this guy defrauded dozens of people, at least, and corrupted local institutions. This cannot have been done in a vacuum. My conclusion is that you cannot trust the people or institutions in that area. It makes me wary of investing there.
