Comments (46)I own a 1960s tract home in Southern California. One would think, based on its location, that I would have an abundance of light streaming in. I don't, though, because of the orientation of the house and the location of the rooms and windows. I agree with David and others that you've got to look for a plan that solves this issue first. Given that your front door faces south, it seems to me that your garage should be in the southwest corner. Then use the southeast corner for your main living area (e.g. your great room). The kitchen and dining areas could be in the northeast corner. I would move the bedrooms to the back (north) side of the house, and perhaps the master could be behind the garage in the northwest corner. It would be very secluded there. With Tamara's plan, while better than yours, the bedrooms are still clustered in the south and east sides of the house, and the main living spaces are all of the north side, where you're not going to get much light during the day....See MoreOne desicsion that makes all others. Comments (3)Your tiles are a very neutral color and I would not paint them. A lot of work for no benefit. A black door would look fine with them. What do you mean by a Georgian door? Do the interior in any style you like. It does not need to "match" the outside in any way. Your photo is pretty fuzzy. Comments (2)Wood tones are a personal choice. Considering the banister and hand rails are a yellowed 'oak' like colour, you probably want to stain inside those tones. Please warn your sister that changing stairs treads from carpet to wood is VERY expensive. As in SOOOO expensive it is cheaper to recarpet the treads and use hardwood upstairs only. Stairs are tricky. And then they are tricky. Right after that, they get tricky. And just at the end, they get SUPER tricky. Each 'tricky' has a price tag to it. And while you are warning her about the COST of wood on the stairs, you can ask her what her interior humidity control is. Wood needs STABILITY. A humidity range must be maintained somewhere between 45% - 65% (depending on the make of the wood flooring). When it comes to STABLE humidity control, it really should be a +/- of 5%....so a total of 10% swing MAXIMUM. It will look like this: 45% - 55% Relative Humidity. Or 50% - 60% Relative humidity. Humidity swings that are wider than that, will cause issues with engineered hardwood.
