Floor plan ideas?

Plan to build a new house soon
Really like this exterior but can't seem to get the floor plans for it. Any ideas what they might be? Looking for some insight, much appreciated tx

I do not see the plan so try posting it in a comment here . Do not start another post. IMO get an architect to design your home for how you live and where the site is . Stock plans are not ever perfect and every change you make costs money and very quicklty it can add up to more than if you had just gone with an architect . Do you already have the lot? We need more info please .

So many variables to consider: What is the size and condition of the existing foundations; will they support a second level, or make a second story impractible? The OP doesn't want to touch the existing roof--is she open to the most economical options? A new stair likely means an addition to the first floor or loss of existing floor area to accommodate a new stair. How old is the existing house? What about framing and pest conditions? Signs of needed or ignored maintenance, water damage, rot, deteriation, infestation, etc.? Then there's all the systems: For example, supply and waste plumbing runs; soils lines; septic systems, etc. Where are they and where do they go? Then there's electrical capacity--will the existing service be adequate for expansion? How about heating and cooling--not likely that existing HVAC has the capacity for the new area regardless of where it's located and it's current condition. How large is the lot; what are the setbacks; what's the buildable envelope for new construction? How is the house oriented and what are the options for new, added first or second floor construction? Are there any soils, drainage or special site restrictions? How will construction be planned and scheduled? Will the occupants attempt to live in the house during construction? Will construction be by a GC or owner? What type of construction contract makes most sense? Is financing an issue? Are city/county approvals required? Are they problematic? No architect will be surprised by this partial list--it's what they consider and deal with on every project. Consumers, on the other hand, may need to do a lot of due diligence before getting locked into one approach or another. Cooler, professional heads may help! Is your reason for too large related to the cost of building it? The porch you show instead is very narrow so besides decorative it doesn't appear like it would function well and porches cost a fair amount to build too. I think our porches cost us 85% of a regular interior room. Less wall space, and it saved on sheet rock, but otherwise not much savings. I think the reason for having a good size office with a 2 story would be so it could also serve as a bedroom if need be such as being on crutches etc. I'm not sure I'd want to cut it too much. For the master closet could you steal a few more inches from the bedroom to make the aisle wider than 30" in the closet. With clothes hanging it feels pretty tight. Maybe consider putting the bath all along the other wall and including the closet and then create two closets on the way to the bath to minimize the hallway. There is a lot of hallway space that eats up what could otherwise be usable square footage. Will you have storage elsewhere such as in a basement? I would consider at least where to store cleaning supplies downstairs and upstairs so you don't have to drag it between the levels and think about toy storage and such if you'll have room for that somewhere downstairs as well. What about towels for the downstairs bath etc. Walk through the plans doing the things you do now as to your normal living and think through how you will do those in the new house. For example get ready in the morning, what happens as you make breakfast with everyone else in the household. What about dinner, cleaning times, etc. where do you have to go and get things. Bedtime, etc. Just make sure you have a good place near where you need things to make your life the most efficient it can be. Will you always be going out through the garage and use the mudroom or is it a room you'll have to walk into on purpose to get what you need and walk through the whole entry with boots on to get to when coming in from a snowy or wet outside. Just think through those things and I think you'll be able to determine if it will work well for you.

This is a big project and will be very expensive. Before you do anything, think about how much money you want to spend on this renovation, and then hire an interior designer to help you put together a master plan. You'll get more accurate quotes from contractors when they have something to estimate from. Then you can do the build-out in phases. By having that master plan, you can make sure all the subsequent phases will look cohesive.

So this is a renovation of an existing house and you want to keep most of the walls in the same place. Do you have a downstairs that is finished or unfinished, or is the foundation a crawl space or slab? I do like the idea of the bath/closet separated like you have it from the bedroom, but I do not like the straight in view you have into the bathroom if the door is open to the master area or that if someone walked out while you're in the bath and left the door open means that you have to be partially naked (covered by a towel) while on display to the rest of your house to get to your clothes. I'd prefer more privacy and not be dependent on someone to make sure they close the door. I know my kid would walk right in and talk to me through the bathroom door and forget to close the other door. For it to function well as a mudroom it would help to remove the short wall between the door and the dining to actually be stepping into the mudroom. It also appears to be very large so you may want to consider what functions you want to be in there and consider where to put a door if one is needed to the rest of the house. The wall by the entry door means you have to walk in and around that door to access the mudroom area. What would be more functional is if you walk into the mudroom area without obstacles. Do you need a door to enter the mudroom area from that side? Think through the use of the room and figure out how to make sure you plan things so it is the easiest way possible to do the things you want.

Since you like the exterior of whatever house you are trying to show, why not take that and your needs and wants to a talented architect, show him the exterior and ask him/her to design you a house that is similar and meets your needs?

The house was built in Ukraine....who knows if it is still standing Are ;you attracted to the exterior finishes because it's hard to know the location of rooms. Looks as though the great room might be on the second floor and the bedrooms in the attached wing of the home.

Unless you are a hermit crab, you should build a house that meets your needs and fits your site. Starting with a house shell and trying to fit into it what you need is a poor way to shelter your life. Show the picture to the local architect you select and let them know what you like about the building.

Home design is from the inside out, not the outside in (i.e., exterior elevations flow from a floor plan, not the other way around). A talented architect will take your inspiration pics (along with the site conditions, your wants and needs, and your budget), and provide a design which meets your goals.

Thank you all so much for that insight, there is just so much to consider. Our first home was...here is the layout that we want, now put roof on it lol. Now we have an empty nest and need to consider aging in place with a view :)
