Home Decorating Design Dilemma

Need help with layout

The rooms are getting prepped up. Originally the idea was for TV with some shelves around the tv to go was on the wall adjacent to the left of the fireplace. Trying to figure out the best layout for the living room , dining room table and some extra chairs. We have 3 sections the kitchen, the fireplace room and the window living space.

You will get better help if you draw out a floor plan with measurements.

Are you buying new furniture or using existing? If you're using furniture you already own, tell us what the dimensions of it are. However, in general, you will want to do a "L" shape arrangement with a sectional, or a sofa and two chairs such that they're facing the fireplace and the TV. A sectional only if you love them. A sofa and two chairs are really more flexible seating. Are you just moving into this house after a remodel, or did you live here before the remodel?

I love your corner windows and the only layout I could think of involves switching the vanity and closet. You get more light into the bathroom vanity area, but you lose the symmetry for the tub under the windows. I put a bench next to the tub and would probably not build a bench in the shower. Your shower would be 3 X 5. If you could replace the top window, I would like it better. If you can't replace the window, I wonder how it would look to build the tub deck out under the window and use it as a bench or for plants.

If you place the couch facing the wall where it is now, I think the tv would fit better on that wall and you will be at a better viewing distance. Maybe the back of the couch can be the dividing line between the two areas, placed so it is not interfering with the front door. Add a nice area rug, a coffee table, Roman shades or wood blinds inside the two long windows, lamps, etc. Will some cozy seating fit on the fireplace side? Maybe a couple chairs and some kind of table or ottoman to hold drinks, and some colorful art over the fireplace (smaller than the tv size). Do you have another location for the mirror? It is a bit small for that space, but the tv should work well there. The room is quite nice…floors, trim, built-ins, windows, fireplace…you have a great starting point in place!

Need help with layout/shower head (x2) placement for double shower

This is a bit off topic but the space between the vanity and the shower looks tight along the path to the walk-in closet. The gas chamber looks confining (think public toilet stall), especially with a tall ceiling. Because of that and the shower head arrangement, it leads me to believe there are other areas in the house that could use some adjustment. Has the construction started on the house? If not you may want to post the floor plans and exterior elevations and site plan to get some review. But as always . . . WARNING: Posting your entire floor plan opens you up to facts you may not want to know, but should. Be prepared for suggestions that will make for a better design. Keep a thick skin, open mind, sense of humor, and a glass of wine within arms reach. You may not enjoy it, but everyone else will and you will be better off in the long run if you heed well the advice.

Need help with layout for kitchen, dining, living area

I have attached an image of our kitchen, dining, family room area (using a 1 foot x 1 foot grid). Separating the kitchen and area to the north is a peninsula with an overhang for stool seating on the north side.I feel like the total square feet is what I need but the layout is really awkward. I feel like it makes sense to have the dining area be to the west of the kitchen and the living area be north of the kitchen. But with a 3.5'x6' table and space for chairs and passage, I feel like the dining area would feel cramped.I could put the table just north of the peninsula and have the living area north of that but I wonder if that would make both feel a little cramped? Or would this be a fine amount of space? And then what would I do with the area west of the kitchen? A breakfast nook?I am open to suggestions on how to best use this space. I don't have furniture picked out for the living room, but probably a couch, coffee table, and a couple of chairs. I would be up for getting a new table (though I would want it to sit at least 6 people) or even making changes to the kitchen to get the best layout.

So how did you have the furniture arranged before? Were walls removed as part of this remodel so you have to do something different? Was there something you didn't like about the furniture arrangement before? It is a good idea to be careful about what size sofa and dining table you buy. There's the old school method of drawing the space on graph paper, cutting out pieces of graph paper furniture and moving them around the floorplan to try different arrangements. Since you have plastic down you can also use painters tape to put outlines down on the floor. Some mid-range furniture stores' salespeople will come out to your house for a consultation. Since you will be buying a lot of furniture you could really use some help. You don't necessarily need to buy everything recommended - it can be nice to mix it up, but if you like a coordinated look this could be the way to go. While they used to recommend sets of matching furniture, a good salesperson will draw from different styles in their product line and help you come up with something interesting. If they don't seem able to do that, ask the manager for a different salesperson or go to a different store. While some people like to buy online, I really like to be able to sit in chairs and sofas before buying. People can have very different preferences and the only way to know what you like is to try them.

The way I had it set up before was a sofa along that wall that's adjacent to the fireplace. We took out the opposite wall and added a whole room so the space opened up.
