What is your opinion on pass through windows for residential projects?

That lead you sent me was a dead end. sandca, I take it you changed your mind about opening up that opening, no? Even your original quote is quite costly for me--that's 10% of the assessed value of houses around here! No wonder nobody does that thing in this area. Of course, if people live out west or down south in 200K-300K homes & made their fortune, perhaps they should head back East where they can live like kings on $4.99 prime rib roasts and $2.69 NY strip steaks and practically buy blocks & neighborhoods! What Tom's engineer/drawings costed, I could have bought half my new cabinets! I think I'll look in the basement tomorrow and see exactly where those support posts line up. Maybe someone can then explain the relationship of the location better; in effect, I'm trying to open up a 5ft wall that when done still will be supported at the ends of the 5ft span but no longer on three studs between the end points. Those 3 studs only span 32'', yet without cutting another stud on each side, a 46'' opening should still fit between everything without cutting more than 3 studs--enough for 2 people to sit at. Enlarging the door opening I'd probably just need to go to the next stud on the right, which should be another 12''. I just figured if I'm going through all this, then it may just be easier installing one laminated beam from the left corner of the wall to the stud at 32'' from the right corner. Comments (10)I think the above posters have done a very thorough job of explaining why this isn't recommended.Therefore, I'm not going to go there. I will answer the OP's question in my best opinion. What I would do is put the wall behind the cooktop the height you need it-Hidingthe cooktop. Then I would put my granite shelf at bar height. You will have some wall above the shelf on the bar side, but that will prevent things com inadvertently slipping onto the stove. Comments (26)I'm always looking at what others are throwing out and thinking, "What can I do with that?!" When it's too big for me to bring home, because I have no storage, it irritates me to no end. I hate passing up a good "deal." I usually have an idea for it about a block down the road after my mind is racing.....scrambling to think up the perfect project. So then, I just whip the car around and go back for it. If I don't have an idea for it, I usually pass. Although sometimes I will pick it up for a future project. It just depends on if I have the room to store it until I can do something with it. As for DH, he can't see the treasure in anything. As soon as he sees things sitting out and me looking, he immediately says (as he smirks), "No, we're not stopping. Don't even think about it." So the next day I go back and get it (if it's still there!) while he's at work and sneak it down into my storage room. LOL That's why it has to be smaller items too. I think he'd notice an entertainment center or table sitting in my living room. :( But this all comes from a man that never throws away a piece of plumbing, a screw, or piece of wood away because "maybe someday I'll need it." The wood is fine, or even the screws, but the plumbing junk needs to go! One of these days I'm gonna take it and make some sort of conglomeration out of it and stick it above his desk in the office! Any time he's doing plumbing, I say, "Will any of that stuff work that's in that box?" And he'll say, "Ah, no. I need to go buy a special fitting." Argh! Thanks for bumping the thread, Kathy. Comments (17)I'm definitely getting rid of the countertop. That has been a thorn in my side since I've moved in. It's fantastically durable. But I find it to be an eyesore. And because it's so busy, I can't tell if my countertops are really clean. If it comes out easily perhaps I can donate it to charity since I would hate to waste it. I do lower the shade when I need privacy in the dining room for various reasons -- overnight guests, meditation, etc. Everything is blocked now as I have the window AC going on in there and don't want to cool down more of the apartment than I have to (another quirk with pre-war apartments -- no central AC/heat). I have three entrances to the dining room (four if you count the passthrough) -- one swinging door and two sets of pocket doors. That's the one thing I love about this apartment -- each room can be private if need be (well, as private as you can with glass doors). But I can leave all the doors open too if I want more of an open feeling. Most of the time doors are open. It looks a bit better now as I got a valance made to cover the roll. I'm debating about removing the swinging door linking my dining room/kitchen. If I do remove that, I'll remove the shade. But then I'll lose the privacy -- hence, I'm trying to weigh the pros/cons....See MoreSabrina Alfin Interiors
