Old-school stone house

The only remotely recent thing I see is wood look LVP in the kitchen and I am assuming either major wear or a leak brought that on. I am assuming it had the streaky black VCT of the powder room before that.

(When my parents' icemaker was found to have slow-leaked enough to damage the subfloor, they wanted to just replace the damaged area of tile with a box of the 30-odd year-old tile from the original construction. It was too new looking and there wasn't quite enough, so they actually replaced it all. My dad wondered why they no longer made the same exact pattern from 1969--actually it was a nice pattern). When my dad was getting ready to sell the house he had the cracked sections of sidewalk removed and replaced with new sections. It probably would have been cheaper to replace the entire runs, but why put perfectly good concrete in the landfill? Eventually, it will match. Maybe another decade or so.

Ahh, that PA stone again --- makes me homesick.

Great house. great condition. Bathrooms surprisingly nice. Really only the wall to wall has to go.

Our house (built in 1992) has bulldozed corners and the original owners has applied the baseboards with a 22.5 miter to a short pc to round the corner then another 22.5 to the next wall. It looked fine but we put in all new flooring and used the prefab rounded corners with a taller plain baseboard and I like it much better.

Does the bath have an exterior wall? If so you can duct right out the wall. Yes, it means cutting through the stucco and stone, but a good contractor can easily do that.

It depends entirely on the situation and application - sometimes a natural product makes the most sense and others times a manufactured product works (and looks) better. So I use both :-) And I am also fond of using recycled material in the landscape for various applications....concrete chunks and used bricks are prime contenders! Personally, I am not a fan of those interlocking masonry blocks used for terracing and retaining walls (SRW's) - unless you buy the top of the line products they all look cheesy to me. However, sometimes they simply make the most sense due to economy and ease of installation. Manhandling landscape boulders into a tiny, almost no-access backyard for a retaining wall can be a daunting and very expensive undertaking!!

I would go with the same color for both the brick and stone. Is the stone 2 colors? The bottom looks more gray. Once the outer walls are the same color, I would redo the landscaping and put an interesting larger shrub in the space to the right of the picture window beside the door. Remove the shutters; they are way too narrow for the size of your windows. Once you choose a color for the brick and stone and the shutters are gone, paint the trim a contrasting color. Good luck!

Isnt the poodle wallpaper the powderroom perfection? ( Isn’t that a lot of p’s in one sentence?)

1957 is incorrect. 1927, 1937 maybe. Probably '37, but look at that toilet and sink. The toilet has a porcelain handle and is not close-coupled to the tank. And fully rectified subway tile. That's pre WWII.

I love a Pennsylvania farmhouse. Our house we bought 20 years ago? I much later learned that the developer named it Pennsylvania Farmhouse.

Pal, it looks like the dining room floorboards have some replacements, too?

and yes, I absolutely want the powder room and the poodle wallpaper. I grew up with standard poodles.
