How much should my front porch with wraparound deck addition cost??

Hello, I am in the process of getting a front porch added to my home. The porch will have a shed roof and the front porch area will be 320 sq ft. The ceiling will be natural wood and it will have 8 canister lights and electrical for the addition of two fans. The flooring will be composite decking and will have one set of stairs to a concrete path that leads to the driveway. Additionally, we are looking to add composite decking off the front porch (with railing) to wrap around the house and connect with our back decking. This wraparound portion will be 28ft x 6ft,

In designing this porch with wraparound decking, I have been quoted $115,000. Does this sound accurate?? I was particularly surprised by the estimate breakdown, which included $55,000 for the roof structure of the front porch.

I understand its a large job, they will need to demolish some columns and re-work the existing roofline but again, I was particularly surprised by the new roof addition at $55,000. I'm happy to provide more details and any thoughts would be appreciated.

So I have no idea, buildings costs vary greatly across the country . The roof you are planning wiil have to be tied into the main roof which is expensive. Materials right now are expensive and often hard to get, it is getting a bit better but the cost has not dropped much. Have thought about how much light you will lose inside when you cover the porch it is huge issue for most people . If you want real help here post the drawings pics of the house at least that provides some context. Also where you live.

We are located in southern Ohio. I guess an easier estimate would be if a 320 sq foot shed roof addition (with wood ceiling and electrical) should cost around $55,000? Because this cost does not include demolition costs, or re-working the existing roof line. Regarding your point about light, our front windows do not allow for much light as it is and so this is not a major concern for us.

The deck isn't cantilevered at all: its supported by the house on one side and the perimiter posts on the other. The plan doesn't acually show how large the upper level deck is, but it does look comfortable. The surface of a deck over an enclosed space is usually pitched slightly, enough that the water rolls off, not so much that a glass tips over. Typically a few inches in 12 feet. There are several ways of doing this. Sometimes you see a regular 2x6 deck built over a low pitched roof, but more often the roof and deck are the same material similar to the asphault used on flat roofed structures. A cool new option is LockDry, an aluminum surface that you walk on, but interlocks in a way to channel off water. A certain amount of care must be taken with flashing, siding etc. so that water can't inflitrate, but your builder won't have to invent the wheel, here: the procedures are well established. Just make sure your guy know and follows them: he'll probably tell you it won't be a problem, but ask how many such structures he's done. Still, a certain amount of all this will depend on your area [more care has to be taken in Seattle than Phoenix], and the exposure of the deck [A south or west exposure will dry more quickly, lowering chances of mold, etc]. Sorry, Joe, if you are referring to you being a longhorn. I'm sure you have the respect deserving of any proud t.u. fan, but I've seen countless bad fans that show lack of decent upbringing. Also, being in the military I figure you to be an Aggie. TAMU has turned out more generals than any other school in this nation. The last game I attended at Kyle Field when we were playing t.u., many of the t.u. fans didn't even take their hats off for the National Anthem or the Pledge Of Allegiance, which makes my blood boil. At every game, there is a fly over by military pilots and they are introduced at halftime. The longhorn fans didn't even applaud for them...kind of ironic since the military men and women are the ones fighting for the right for them to act that way. I guess I just don't understand 'Austin' thinking...I guess that's why they have bumpers stickers that read, "Keep Austin Weird." Don't get me started. "TT" logo on my outhouse...how fitting. Kt

Cheeki: 1. I'd budget several thousand dollars even if you do the labor. 2. Yes. 3. The dining room wall is exterior, that makes it load bearing. It isn't particularly difficult to frame for a window in a load-bearing wall, but you've got to know what you're doing. 4. Yes, probably. Cheeki, I hope you don't mind my saying so, but from the nature of your questions, this sounds like a project that's well out of your league. I'm worried that you might not be aware that Live Oaks take many years (!!!) to achieve 'shade tree' status. And the larger they are when planted, the slower they grow. Also, Live Oaks are extremely messy trees. No one in their right mind would plant them anywhere near a pool. They shed copious leaves in the late winter as the new buds begin to grow; it's the normal growth habit for Live Oaks, which are not true 'evergreens'. Their small leaves are slow to difficult to blow from walkways, a nightmare to clean from pools, and extremely slow to decompose. Did I say copious? After the leaf fall comes the dreaded shedding of the male catkins, which build up in drifts for several weeks until they all finish dropping. This is another major pool clogger. Then, there comes the winter acorn fall! Not only are they capable of dropping bushels of the little things, but they can become a hazard on pathways, and will stain a pool bottom. I have overseen the landscape management programs of several coastal SC resort and golf properties, all of which were thick with Live Oaks, old and newly planted. They were a PITA. I'm not even going to discuss the situation with the grass.

You will have to solicit one or two more bids in order to get a reality check on the first bid. If you're set on this contractor then it is what it is and you'll have to decide if it's worth it to you to have this work done at this price. Are you planning on being in this house a long time? If not, you should consider whether you will get your money out for this type of project. Finally, sometimes contractors bid high because they don't want to do the job. This may just be because they're busy and have decided not to do anything under a particular price point. You're probably not going to find this out by asking them as they may not be honest about their motivation. But if this is the case then you definitely need to look for a different contractor.

These are challenging times for both new home building and remodeling projects. You could have the job rebid in a year or two and see if you get a better result, but since no one has a crystal ball, no one can tell you whether this will pan out.
