The shower pan has no relationship to the room floor. It is separated by the curb. Penty of acrylic pan and curb systems can be used with all types of room floors.

I totally understand. I said 'lip' when I guess the correct term is 'curb'. My concern is that all of the single unit pans have a very, very shallow (or zero) curb to them. Having dealt with a ton of rentals over the decades, water will absolutely pool on the floor and a shower with a decent curb will at least mitigate the water issues. Especially since it's so hard to waterproof vinyl flooring (mainly the edges) for long term. Caulking fails, always. I get that we will probably have to go with a pan that has almost NO curb though. Curbs are usually a sold separately portion, depending on the system chosen. I think you just need a better bath designer and contractor to show you the options more clearly.

I honestly would not recommend a vinyl floor. It is a liability in the situation you describe. Especially for anyone who might have aging in place concerns. A curbless shower with a tiled room floor that flows into the shower would be a more functional option.

We used the Kohler Rely acrylic pan and LVT tile. We use a shower curtain, which stays inside the curb. How old are these tenants? I am 67 and DH is 78 and we've managed not to let water pool in three years of use.

Can you give us an example of the pans you are looking at? I'm a little confused why you can't find one with a curb - they're pretty available off the shelf. Are there other specific needs you have that are limiting your options?

Tip: Seach for 'shower base' instead of 'shower pan'.

Frank...I'm curious why you recommend tile floors over vinyl for safety? We're leaning to vinyl because, well, it's a cheap rental and vinyl works darn well in rentals. But, also because putting in tile means adding a heated floor system which is way more than this place is worth. And, THANK YOU for the advice regarding buying the curb separately. Didn't know you could.

ok, so looking at the slimline pan, the exterior of the curb is 2-3/4", and interior is probably about 2-1/2". Are you looking for something extra deep? Or that the curb itself is wider?

Edit: I wouldn't caulk vinyl directly to the pan. A piece of trim that allows for expansion/contraction is your best bet. Something like Vinpro-S from Schluter.

Just a taller curb so the shower curtain will be able to hold the water inside the shower stall. I think the idea of buying a separate curb might be the way to go since no shower bases come with any real curb.

I'm actually not familiar with any acrylic pans that have a curb available separately. That's usually the realm of tiled shower bases. If you're willing to go with tile, you can pretty much have anything as your installer can build it to spec.

A rental home in a senior community could command a much higher rent if it were aging in place friendly, with a curbless shower, grab bars, and wide passageways. It does require a more expert tile contractor to create that, but it pays for itself many times over.

(It isn't very trendy but it's hard to think of a better material for a bathroom than sheet vinyl. I don't understand the appeal of the plank stuff but seamless sheet vinyl is soft, waterproof, and durable.)

Hey Verbo...my husband has been remodeling rentals (every kind of rental there is...plus new construction) for decades. 28 years actually. Plus we have our own rentals. Basically this is a bit different since it is his parent's rental in a 55+ community and it is occupied. It's also tiny. We're working with what we have here! And, in Oregon, heated tile is necessary unless you love freezing your feet for at least 8 months out of the year. Oh, and again, seniors! Vinyl flooring in an inexpensive RENTAL that's very durable, not freezing cold and highly water resistant AND easily replaceable....no brainer. Thanks for the judgement and schooling. (eye roll)
