Comments (6)Im confused..... You say you want "real hardwoods" on the stairs and prefinished "real hardwoods" in the bedrooms. It sounds like you're wanting the same "type" wood with the same "type" finish and the same "type" top coat on it. You know that apples-to-apples thing. So why not prefinished for the stairs too? Then it is the same. I doubt you would save any money by having an installer finish the wood for you. But, if for some reason you need one stained and one not then have your installer bring you samples of the stairs that he has match-finished. Or, if you plan to do this yourself- have an actual paint store (not HD or Lowes-- but a paint expert) "match" the prefinished "real hardwoods" for you to sample stain several pieces on. See if it looks "real" enough to you. We did that when having our alder cabinets stained to match the knot colors in our unstained oak floors. BTW....Engineered is real wood with several layers under it that criss-cross (usually 5-7). In some areas of the country people are advised not to put down solid hardwood that might "pop" on cement floors. This is usually the case for those that live in the western states as almost all homes are built on slab. Laminate is basically a photograph. Comments (23)ok, this is an area where I actually know something! I sold and spec'ed hardwood for a custom shop before my mommy-life. The information you are getting here is correct. Engineered floors will give you 1-2 refinishings ON A PERFECT SUBFLOOR. One of the issues that sometimes arises if there are inconsistanies in the height of your subfloor. Because there is thinner wood wearlayer (before you get to the engineered wood) there is the chance that you can damage the floor irreparably when you sand it. Now I only saw this saw this happen twice, once on a loft job and once in an older home. The loft was more subtle as it was over concrete, the old house more obvious as they were DIYers and picked engineered flooring to try to negate their irregular subfloor (they neglected to tell us that that was why they chose engineered, we would have talked them out of it had we seen the floor first) Neither of their claims to the manufacturer were fully settled because both times they did not follow the guidelines for floor prep. The loft job was also a materials only job for us with their GC laying the floors but he insisted he knew what he was doing. A good engineered floor will not be cheaper than most of your nail down options because the production costs are higher. Now having said that, GOOD engineered floors certainly have their place in places where you can't put traditional hardwood due to height restrictions or concrete subfloors. My boss had a great engineered floor in his basement and it survived a flood remarkably well (it was ash, Kahrs brand out of Scandinavia and one of the beefier engineered floors and one of the pioneers) My Grandmother also had a Kahrs floor in her ground suite condo and she LOVED it and I was impressed by the milling. I'm considering it for our basement because it's warmer and less echo-y than laminate There has been a lot of 2nd rate engineered flooring coming out of China and being labeled for all sorts of different companies. You should be able to tell an engineered sample because the layers are sandwiched together and the tongue will be a different wood than the top (showing) layer. Distressed finishes are usually more expensive because of the extra step in manufacturing to make it distressed. That is different than just getting a lower grade of hardwood like a rustic or tavern grade (in solid hardwood). Those grades have more character but they often don't carry a warranty and generally have a higher waste percentage. Another thing to think about---if you ever have to replace part of the floor, you will always be able to replicate 3/4" thick hardwood but engineered floors are more like tile, they change and get discontinued over the years. You could go pre-finished, save the hassle of site finishing but with the thicker wear-layer a 3/4" nail down floor offers. Only you will know if you can handle beveling or not. The changes in milling the last 10 years are huge. The bevel in your better milled wood is tiny. I like Canadian mills, Model or Mirage for pre-finished. Remember that if you ever re-finish, the bevel will disappear and you will, essentially have a site finished floor. One benefit that many people don't know about? With a prefinished tongue and grooved floor you can have a good installer cut out a single board (or more) from your floor if it gets damaged which is why we did a fair bit of pre-finished in new homes since inevitably we would get call-backs at move in to repair trade damage (@#$%^ plumbers and their big wrenches!). Prefinished hardwood deals the best with shinkage and expansion issues because the finish is on individual boards. Site finished floors are more labor intensive but the materials are cheaper (apples to apples). They are what many people consider the gold standard however there are more steps and you don't always know how it's going to look until it's done. There is more chance of finish contamination and trade damage during the rest of the building process. We refinished 100 year old floors. I loved the idea that there wasn't 4 generations of carpet and crap in the landfill. Definitely a forever floor and it can usually be re-sanded for all but the very worst water damage (think entire house under water for a few days) If you are going with a wide plank, keep in mind your species and humidity level (and your ability to keep humidity stable). The wider the plank (with 3/4" thick flooring), the more obvious shrinking and expanding will be. If you take a 2" wide board and it shrinks 2%, it isn't very noticeable. If you take a 6" wide board and it shrinks 2% the gaping will be more noticeable and in the case of a site finished floor *could* pull your finish apart. You'll need to find a flooring contractor in your area with lots of experience. Most of the best hardwood shops ONLY do hardwood. Beware of carpet shops and many of the big box stores in many instances. Comments (4)Wood vs. Engineered Wood? No contest in this case. If the home was built in 1905, put real hardwood in. This preserves the integrity of the home's building materials. Plus, as you can see from the age of these floors, higher grades (i.e. thicker) hardwood can be sanded several times; you usually don't get even one chance to sand engineered wood. The hardwood layer at the top of this multilayered product is simply too thin. Level Floors and Subfloors There are ways to level a subfloor, ranging from replacing parts of the subfloor with thicker or thinner sheets of plywood (or planks, see below), to pour-on leveling compounds that harden to make the entire floor level. What you use to level uneven areas depends on what the subflooring is. If it is plywood or concrete, the compound works. But more likely with this home, on floors at or above grade, there will be wood planks laid at a diagonal across the floor joists. So in your home, the layers were probably joists first, then subfloor planks of wood, then hardwood with tongue & groove joints. You cannot effectively use a pour-on leveling compound on a plank subfloor, as there are cracks between the planks. However, you can lay a new hardwood floor directly on a wood plank subfloor as long as those planks are sound and relatively level. Replace individual planks that have been damaged by water or insects, are otherwise compromised, or even missing (it happens!), with either new planks of lumber, or with plywood of the same thickness as the planks. Any lumber you install, for either the subfloor or finished flooring, should be brought in to your home several days prior to installation, so the materials acclimatize to your typical interior temperature and humidity. Unlike for ceramic or porcelain tile, the subfloor does not have to be perfectly level. And unlike vinyl sheeting, planks or tiles, the hardwood won't "telegraph" minor differences in height, and minor surface irregularities, so the subfloor doesn't have to be absolutely perfect; it should be sound, strong, uniform and essentially level. Your flooring contractor can give you specifics on what upgrades your subfloor may need once the original hardwood is removed. Joists If the floor is significantly not level in parts, or if certain areas feel spongy when you walk on them, I recommend you have your flooring contractor, a home inspector, or structural engineer inspect the subflooring and especially the floor joists. You don't want to invest in a new floor, only to have it become damaged because some joists weren't attended to. Transitions Transitions (a.k.a. thresholds or molding) between existing rooms and the new floor ought to be made of the same wood and same finish (stain, polyurethane, etc.) as the new flooring you are putting down. As wood ages, the finish becomes darker, so trying to make the transitions match the finishes of existing floors is very difficult and not recommended (what will match those floors right now won't match later after your transitions age up a bit). Eventually, the transitions wouldn't match either the new or the old floors! Transitions come in four types: reducer (when the two floors being joined are of different heights), seam binder (when the floors are the same height, and the boards from each are very close to one another), T-mold (when the two floors are the same height, but there is a crack between the two rooms' flooring) and stair nose or stair edger (when the flooring needs to curve around the front of a stair's "tread"--the flat part of a stair upon which you tread!). The transitions for your particular project can be ordered when you order the hardwood, so make sure to include measurements for those doorways/entrances. The contractor can tell you if he/she anticipates there will be a height difference or gap between the floorings, which would require those particular transitions. Dry Air Concerns Consult a local lumber supplier or flooring contractor familiar with your local climate conditions to discuss finishes or other tips for keeping your wood floors healthy in the dry winters. Comments (10)It's not a plywood tread, if what you show in the picture is your tread. Will you be installing the bamboo on the hallway at top? If so, and the rise of the steps will be the same as the rise of the final tread and the top hallway landing, then just cutting the nosing off each southern yellow pine tread would work. You cannot take the existing treads out; they are let into the stringer and joined at the tread and riser juncture by nails from underneath. You could possibly take out the treads and put in new, but that would require further demolition and the removal of what you call your banister trim to allow for that. And, we haven't a clue how the opposite side is done. Also, doing that, and installing the bamboo on the top hallway, could screw up the rise at that top step. Check your measurements to see how your plan will affect the rise. And, think how you're going to scribe each tread to fit.
