HELP!!!! Small TV/sitting room furniture layout
Hi- Would love some help/ideas selecting furniture for a 10x22 TV/sitting room. I want comfortable, 'loungey' sitting and a layout that is good for both watching TV and conversation. Challenge is that the entrance/opening to the room is 14' wide and on each side of the room I have spaces that are 4'x 10' that I want to incorporate into the furniture layout.
A few points to consider:
The door was eliminated from the room
The TV will be above the wood burning fireplace
The 2 windows on each side of the fireplace are 6'above the floor and I will have custom shelves installed below them
The dining room is to the left of the room

2 years agoThere are some inherent problems with the TV over the FP This layout is with a 72" sofa and two standard sized lounge chairs. I'm not sure how you can expect anyone to see a TV without reclining.

Comments (7)I suggest grouping whatever living room furniture you buy around the fireplace. It is what I did in my long living room (mine is wider than yours). Here are some layout suggestions: Before you buy any furniture, make sure you have the room to lay it out something similar to the above suggestions. Put tape on the floor, if you have to and make sure you have enough room to walk around the furniture. You can also try Basset Furniture and/or La-Z-Boy showrooms. They can help you with furniture arrangement and they do not charge you, like a designer does. For the TV, you could either get an entertainment center that will fit right or left of the fireplace or your could even mount your TV on the wall (I have 2 TV's that are wall mounted and I love it). When I was getting ready to move into my house 3 years ago, I needed brand new living room, dining room, and family room furniture. I shopped sales and I found my 2 sofas that are in my living room first at a furniture store selling La-Z-Boy furniture. I got lucky! The sofas were on sale for over 60% off and after choosing them, everything else fell into place. For the family room, I went to a La-Z-Boy showroom, found a reclining sofa I loved, and it was also on sale. I choose soft, neutral colors for it and two rocking recliners. We use this room to relax and watch movies on our big TV in the family room. Comments (5)I don't have an easy route to a mock-up right now, but I think I'd be thinking about an L of furniture along the left wall and then extending out into the room (whether a sectional or two couches or whatever). That encompasses TV and fireplace, clears both sets of doors, and leaves room for a coffee table and some other options, without impinging on any of the walkways....See More

It was my understanding that the door on the fireplace wall is eliminated.
Consider three contemporary small scaled recliners, a game table and large plush sofa, large art, and wall sconces on either side of the side window and either side of the large art above the sofa. A butter color for the large sofa ( or lighter fabric with large down colorful pillows).

Here's a revised layout. Your room, because of the odd size, is all about furniture scale. All of the seating should be low back and not over sized or "puffy". Think a more tailored design with a down dacron wrap cushion with a lush fabric. With a sectional not more than 9'-0" , you will have plenty of space on either side for walk thru.
Consider the new Sunbrella or Perennials high performance fabrics for all of the upholstery, these fabrics are wonderful for a family room and indestructible. I have tested them out for a client with catsup and clean up was a dream! Also a smaller scaled sofa facing the fireplace/tv with a console behind, slightly protruding into the dining space to visually create a wider room.
That's a low interesting bench in front of the fireplace.
Everyone on here always thinks I put too much furniture in a space. I am used to designing NYC apartments where space is at a premium and entertaining is key. This a room for an invitation to relax, read, play games and enjoy your family.

For the game table elevation, install a greige linen curtain, floor to ceiling, to identify that area. The entire wall doesn't need to be filled up with art and other items.
