Really really small living room sofa placement

I recently bought a condo with a living room that is not only very small, but has a questionable layout. Referring to the photo, there is a balcony door in the far right hand corner, and a piller that sticks out beside it. The tv will go to the wall on the left hand side (across the balcony door).I'm trying to buy a sofa, originally I wanted to buy a L shaped sofa, with one side back facing the wall with the balcony, and the other side back facing where I was standing. But I'm afraid it might crowd up that area way too much. I'm definitely inexperienced, so any comments or help would be greatly appreciated, thank you!

I don't see anywhere you can accommodate a t v. Bedroom?

Treat the space as if it were an outside balcony, use swivel chairs and cocktail tables.

I think you have the right idea. You do need some privacy with all those windows — and the sofa would give you that. Could you draw a floor plan? Small low swivel chairs might work, but it’s hard to know your room dimensions to be sure.

I would not put the TV in the corner by the staircase/french doors - just would look like it was just hanging there and it's not very conducive to a furniture layout without blocking your walkway area. I'd put a built in bookcase unit on the wall where you have the ladder in the one photo. That short wall across from the kitchen. It's really the only wall that you have that makes sense to me for the TV. Plus you can watch it from the kitchen area too. If you really want to do the fireplace, I'd probably mount the TV over top, or do a built in around the fireplace that has a corner cabinet for the TV in the corner by your front window. I like your couch with its back to the kitchen how you have it. Makes the FR area more cozy and gives some separateness to the space. Plus you have a really nice open area in front of the french doors. I'd put a couple of small chairs in the corner by the staircase and french door.

Cant take the fireplace off because we're renting at the moment and the bloke said he didn't want it removed. This is the fireplace that's underneath it. We've literally just moved in and all the walls are white but there's so much stuff I want to change! I hate the blinds, I don't know if it'd the colour of them or not... We kinda need something covering over there as we get the sun directly in. I know everything doesn't go. Trust me I can't stand it as my old place was very shabby chic but we needed a bigger place asap as we've just had to settle with the design of this room. Just any ideas for quick fixes would be great. Or anything else I could cover that hideous gas fire with. Can't really paint at the moment coz of the baby over wise I would. Adding some pieces to bring all of your colors together might help. Try new pillows with all of your current colors in them, window treatments, or a rug. As for the other sofa, if you are keeping the chairs, place the other sofa opposite the chairs making an L shape with the current sofa.

A grand or a baby grand piano? A grand needs a 15x 20’ space so nothing else in this room. This space is 15 x25’ I have my baby grand straddling the space between the DR and this space it is a bit small but works.

It would probably be best to draw out a floor plan to scale and try drawing out different possible furniture configurations to see what works physically in the space. Once you've narrowed it down, tape off the furniture on the floor so you can make sure walkways are wide enough.

Thanks all for the comments. Below is the floor plan for the living area. The TV will go where the marketing floor plan has it, on the left hand wall. However, I can't imagine placing my sofas the way they did, and watch TV side ways. Ideally we want to try and fit in a couch, even if small, but ofcourse only if it's feasible.

I think there are limited options in the space. Where the marketing plan has 2 chairs, what if you had one that looks like a ‘normal’ chair but swivels so you can face the tv? A projection TV can be a space saver too. It looks like you have a place to lounge the projector on th exterior wall across from the marketing tv. The person on the sofa could sit longways to watch. We had a similar set up once and it didn’t feel too sideways.
