Planning the flower bed plantings etc. is definitely the fun part. Most people skip to that step because it is the part of the landscape you see- and the most enjoyable part to think about. It's a classic mistake to do so because you will pay a long term price for all the seemingly little details you skip in the beginning. I take it that the advice of a good engineer feels out of the budget for you? Drainage issues are the boring stuff but it's already obvious you're going to have a significant drainage concern. Trenching and piping are okay but eventually trenches can fill with sediment and no longer work. You really, really need to have an engineering consult to determine if what the builder proposes will be adequate. It shouldn't cost more than a couple hundred bucks at most. Perhaps some other neighbors will pitch in since you'll all need the same thing? I used to be a City Planner. I've seen developers pull a lot of crap. Sometimes, they are well-intended but the data they based their information on was faulty. Other times- they're just out to make a buck as quickly and cheaply as possible. At an absolute minimum, call your City offices and see if someone from the City engineering Dept. can advise you on appropriate methods to handle the drainage. In theory, they've already required the developer to deal with this but sometimes really different to say it will work on paper and to see it once everything is going in. Building codes are the 'minium acceptable standard', they are intended to set the bottom threshold. Something can be up to 'code' but not necessarily be a great solution. Also, ask them what level of storm they design for. Sometimes they require them to design the drainage to handle the runoff from a 10, 50, or 100 year storm. You'll want to know which they planned for in your case as it will give you a better idea of what it will handle. As for your other issues- a patio will be much lower maintenance over time than a deck and will certainly last longer. I would also make sure to have a 2' high by at least 3' deep berm for flowers and shrubs against the house as sort of a 'back up' in case your drainage system clogs or is overwhelmed.

I took some pictures and uploaded them to Photobucket. I will also upload a sketch with what is currently in our yard and some ideas we have for possible changes. I have a sketch with exact measurements and locations of trees, etc., but it's too big to scan in so I'll have to do a basic sketch on some smaller paper as soon as I get a chance. The dimensions of the backyard are almost exactly 80' wide by 80' deep. It appears to be deeper than it is wide, but maybe that's because the veggie garden (which is 15' wide by 47' deep) takes up a good chunk of the east side of the yard. I really like the idea of going to some favorite nurseries and collecting business cards from designers. I was trying Google searches and met with one company whose work looked nice, but it turns out that they don't do design work without being locked into a contract with them to do the bulk of the landscaping work. We'd have to sign a contract (telling them our budget range) and they would draw up plans within that range and do most of the work, subbing out stuff they don't do themselves, with the design being part of the package deal. I think I'd rather work with someone who has more flexibility in allowing us to do parts of the work ourselves without being penalized for it. lazygardens and butterflygardening: Thanks for the helpful links- I am reading through them! alygal- We love the idea of raising chickens (or ducks!), but unfortunately our city doesn't allow them in residential areas. Some of the towns around us havejust recently started allowing them, so maybe it will be a possibility in the future! Here are some of our current ideas for making our yard more attractive and usable in the ways we'd like to use it. - Possibly ditch the sandbox, although I am torn because the kids do use it when it's nice outside. The problem is that it's so close to the house that they always come in still covered with sand, AND it's location really limits the width of the planting bed around the breakfast nook. If we keep the sandbox, I think I'd at least make the flagstone path along it more narrow to allow for a slightly wider bed there. - Widen pretty much all of the beds to allow more layered planting (to increase attractiveness and privacy in the yard). I would also like to have a nice bed along the patio and around where the sandbox is, so basically be left with an area of the grass in the middle of the yard. - Possibly add a slight berm along the garden fence and plant a variety of shrubs and small trees to make the garden less prominent since it's not much too look at most of the year. - Make the patio more usable by extending it a little deeper (it's now 20' wide by 10' deep). - Add something to get more shade on the patio. It gets shade starting in the mid-afternoon and through the evening from our neighbors house to the west, so I don't really want to add a hard cover (my husband's idea) because I think it would detract from the look of the house. I am thinking a well placed tree would eventually have the right effect (and I'm content to use a patio umbrella as needed until then). - Add a screened in gazebo (about 12' x 12') south of the patio area toward the south side of the yard for dinners and entertaining. My husband is a mosquito magnet so he really wants this for enjoying the yard in the evenings. - Add a structure toward the southeast corner of the yard (about 8' x 10') to be used as a playhouse/garden retreat. I picture it looking like a little cottage style potting shed more than a mini playhouse, so that even after the kids outgrow it, I can still enjoy it as a garden retreat. - Revise current pathways through the yard and add pathways as needed to new structures, to the veggie garden/shed, etc. Would like to maybe use some reddish flagstone in addition to the buff ones we currently have and mix them up a bit as the buff looks so bland to me against our house. - Possibly cover the patio with flagstone to make it more attractive and more cohesive with pathways. so you want a deck that allows space to the window wells. (I don't know what code is for that in your state, so you'd have to check). These show ideas for decks that still allow light and egress from the window. I would advise you to do a composite decking. real wood may be cheaper, but it will need constant protection from weather and UV rays, which means painting or staining every year or two. along w/these decks, an arbor or patio cover would also be nice. and you could combine the decking material w/a hardscape depending on if you're building right on the dirt, or you want the deck up off the ground. combo of both would be nice be prepared to spend a good sum. getting all of this built isn't cheap. what you need is a patio/landscape designer to come out to your house and draw up something for you. I don't know what the big deal is worrying about the virus. everyone will be outside and has plenty of room.

Ideas/considerations for when you talk with a real landscape architect: - how much gardening and of what kind are you/your wife wanting to do? Flowers, veggies, easy-care shrubbery? - how much lawn do you want to manicure and mow every week (personally I'd minimize the lawn, maximize your lovely woodland and natural meadow space). - if you can get electric to the hangar, do it. - cohesive yard: maybe a three-rail wood fence (backed with wire to contain pets) around the whole perimeter. If you do a fence, remember to include gates at strategic places wide enough for mowers, carts, etc. - any DIY skills or inclination? - dogs: You look like you're out in the country a bit, and big barky dogs are not a bad thing to have near the house. I like having a doggie door to give dogs access any time they want to their own dog run (an area maybe 6' wide by 15' long, fenced with 5 or 6' tall chain link). That way they can go in and out by themselves, and be contained in an area that you know is safe and escape-proof (deer, rabbits, and squirrels are such fun to chase). A normal fence can surround any other area you want them to play in while you're able to keep a closer eye on them. Not sure any of this was of help, but good luck anyhow.
