Kitchen Reno Budget

Hello! I am curious to hear others perspectives on budget for a 16’ x 12’ kitchen and 16’ x 6’ Butlers pantry.

Details:
CABINETS

inset custom cabinetry in kitchen
full overlay non-custom cabinetry in pantry
all the bells and whistles for drawers, storage, appliance garage etc
built in sub zero fridge and paneled appliances
COUNTERTOP
quartz countertops
-backsplash in quartz or subway tile
OTHER
appliances are staying in current locations except dishwasher needs to be moved about 1 foot
replace window with much larger (50% larger)
increase height of doorways by a few feet
-remove soffits
FLOORING
-new porcelain or marble tile floor in Butlers pantry, hardwoods in main kitchen will stay as-is

I just got a quote for $175k which does not include any appliances. I also assume I’ll go above this since the finishes I like (knobs, faucet, etc) are much more expensive than options they’ve been sending me. I was initially told $115-125k but at that point I didn’t tell the kitchen place I wanted to redo the window or that I wanted inset cabinets (they assumed full overlay everywhere). I live in a high cost of living area but is this quote insane?!

It’s not going to be high enough in the end. More price increases are happening as we speak. Add another 100K if you want a more upscale kitchen.

apply molding to soffit. Do not build in or panel appliances. I think you are obliged to get the range on a wall w a hood. ...its kind of unreal you aren't doing so. Get a helper and DIY the plan with RTA cabinets as the footprint is the same. But then again if you want to spend you've thought of about every nook and cranny way to do so. But using the footprint means its an easy project to execute without high cost and get a perfectly fine result. Rule of thumb has been 15% of home's value dedicated to kitchen renovation...probably at least somewhat more than that right now w issues . the first pic shows soffit treatment/ good appliances / added length to an island [are uou even doing that ?] / Beautiful wood w painted perimeter without the need for inset/ and even a good hood shown with soffit. .

This is great feedback. Thanks everyone. Looks like I should be able to get two Miele's for around $2K. I don't need a lot of bells and whistles, especially with such a high quality machine - I assume they are excellent in cleaning, which is the main job we all need a DW to do. I do need panel-ready DWs. Does anyone know if the Classics are available in panel-ready?

Installing a solartube (etc)? What's the whole story?

They're not particularly hard to install, just read the directions carefully and take your time. One thing I remember is that the trim ring for the inside (ceiling) piece isn't all that much oversized so be careful when cutting the hole in your ceiling. As with many things you typically get what you pay for. I've installed both Solatube and Velux brands, although it's been a while. I want to say that I preferred the Velux but I don't recall why. The extension tubes can get quite expensive so try to carefully pick the location so that you don't end up needing 5" of another tube. They do add a lot of light and obviously the bigger the tube, the more light. What I noticed is that after installation most people walked out of the previously dark room wanting to turn off the light switch. ;-) You do want to install them on a warm day, maybe 60Â° or more. You need to peel back shingles to install the flashing on the roof. If the shingles are too cold they'll snap instead of bend and that, as Martha would say, isn't a good thing.

The wall with the bay window is just over 16ft from the back wall to the start of the door frame. The back wall (where the tv is) is 11ft 6inches, and the small wall where the love seat is 4ft. I appreciate all of your input so far! Not married to keeping any of the current furniture pieces, want to find options for more seating and storage. Concern about putting a long couch under the window is that it blocks a main chunk of the radiator. Centering the TV on the back wall is something i'm interested in, but don't know how to place the furniture because the baseboard radiator goes along just half of the wall.

I think I might need to share a bit more about my situation and plan. I had a great life plan until my marriage of 30 years failed. Suddenly I had 1/2 the money I thought I would have at this stage of my life. Then, while in escrow, I had another life changing event - major surgery with a cancer diagnosis. Long recovery, ongoing expenses, hiring out things I normally would do for myself, but couldn't do at the time. I plan on retiring in 10 years (age 67). If I spend more than what is left of my budget I will have to delay retirement or risk not having enough to retire comfortably. So my budget for the kitchen is set in stone ($20 k max), not including the floor. The flooring is being replaced from end to end in my home and is in a separate budget.

You do know that many people would be very happy to get your current kitchen as an "after" product. Just sayin...

175K (and, yes, even 125K) is a lot when realistically you could make some significant changes to a very functional kitchen just by putting that new floor in the butler's pantry, changing out all of your countertops, getting new cabinet hardware, and changing your paint.

That quote seems incredible to me, but i have not looked into kitchen renos for several years now. I also think the current kitchen looks fine, but i understand you want something different.

Personally, although I do see things that could be changed, I would put that $175,000 on the mortgage to take years off and retire early.
