I love that. While I wouldn't necessarily choose those finishes and furnishings for myself today, I could still live with them happily.

It's beautiful, although it does remind me of a very high end hotel. Well, not that I've ever stayed in such a place, but I have arranged travel for those who do. I know nothing about the location, but the price seems quite reasonable for what you'd be getting.

I think I would want to add a door from dining room to library. At 19’ long, I think the dining room can spare 4-5’ of wall.

I stayed at a hotel on Rittenhouse square on a business trip; it was only a few floors of a large building. but same great views. For some reason I was in a suite and the room actually had a baby grand, LOL.

What a beautiful home and the 10th floor seems like an ideal height to view the square. I've walked past the building many times and imagined what it might look like inside - I didn't even come close. Everything is tasteful and so perfectly arranged that it appeared slightly sterile.

I like all the space. It's a beautiful building. The home last sold 10yrs ago. I would have guessed the earlier. Ouch, on the HOA fees.

There are apartments that are full floor in the building as well. There may be a duplex.

Re: the perfectly arranged almost sterile--it's probably heavily depersonalized and staged, just like anything else on the market.

I didn't notice it in the listing but that does include on-site parking? I'd have to have valet parking I'm afraid or drive one of those Minis. I've parked in a few garages off the square and they have the smallest spaces, lowest heights and really tight spirals.

I thought that, Pal. I also noticed a lot of skinny tables, and how they used two for a coffee table. I wondered what all had been removed by the owners and/or relatives. Also, a terrible location for the piano due to direct sun.

No, it does not have parking. This is the oldest apt. building on the Square, I think, built predating cars, more or less. The building next door does have parking as do a number of the other buildings on the Square so I would imagine you could lease garage parking in some of those. If I were to live on the Square I think it would either be this building or the one next door, they are the "quietest" buildings there. Some of the buildings have car service.

I would not have much to do in this home aside from toning down some of the more florid red and gold schemes. It’s all tasteful (IMO) except for the topiary in the left wall of the entrance. This is, generally, why I dont like art ”niches.” Instead of taking the opportunity to put a beautiful bust in that space the owners or their designer used the most inane object they could find—-a topiary— just to fill it up. I’d also ditch the gold leaf candle sconces that are so very 80’s looking. I’m sort of surprised they havent been updated with hardwired sconces that look more…well behaved, for lack of a better description.

That's a very hoity toity location. Seems reasonably priced for what you get . . . I love it all, very old school class and money. I did find the kitchen oddly "meh." Seemed a tad cliche and pedestrian compared to the rest of the space. Just my .02.

Just lovely. While of course I would want to change a few things, overall it is quite wonderful.
