I'm no expert, but I have a few thoughts: Questions: - Can a flushed floor (or what do you call it) shower stall be retrofitted to a built home?I think so, but will mean raising the floor in the entire room. I believe you will need to do this in order to build the proper slope, for water drainage, into the floor. So, you'd have to be stepping up a bit into the bathroom, which -if your impetus for doing this has anything to do with accessibility- would negate accessibility to the bathroom, wouldn't it? - Is it possible to have a window in a shower stall, like above the bench there? What kind of special window do I need, or can I modify/work w/ the current window? The window faces the front of the house, and we'd like it to look like the rest of the front windows. What are your current windows like? We added windows into our new shower. They are vinyl windows (did not want wood frames in the shower!) and they are fixed. Since the rest of the house has double-hungs with grids in the top half, we ordered grids between the panes in a similar pattern. We also ordered tempered, privacy glass so people can't see in from outside. - Since the bathroom is very small, can I leave out the door and make the whole room into a Wet-room? What are the pros/cons of that? see my first answer.... May I ask what your attraction to the flush shower is? Is it an accessibility issue (handicap?) or simply aesthetic?

We actually closed yesterday (finally) asking price: $129,000, sold for $121,000 plus we paid some of the closing costs and added a home warranty. Days on market was right at 6 months. We had 2 offers, first one we took at $126,500 but their mortgage app fell apart. Put back on market and accepted second offer a few weeks later at $121,000+ other addins. 3 bed 2.5 bath in Knoxville tn. About 12-15 years old. Just put in a new 8ft privacy fence and other upgrades just to get more attention for it and help it sell (yes we took a loss, but at least its gone) We had approx 15 showings in total over the 6 months before we got it sold. I asked my realtor about feedback many times (by the way my realtor really sucked, she worked for the buyers it seemed more then she worked for me, and the buyers had their own agent!) Anyways, we did get feedback about painting one of the rooms that we had and another buyer had mentioned a loose railing at the top of the stairs. Nothing that we weren't able to fix for a few dollars and a couple hours on a weekend. We did take a large loss on the home, only in it 2 and a half years and put in tons of upgrades but sadly the company I work for shutdown and we had to move to a new job I found. I was told without the upgrades it would still be on the market.

I think the best agents are the ones that make you FEEL like their only client, even though they are actually really busy. When we were selling our house, our agent would always call us back within half an hour if we left him a message, always managed to make time for us, and responded promptly to our every request. A couple of times, he told us that he couldn't do something at a specific time because he was doing a walk-through or a showing, etc., but he would make sure that it got done. Talking to him always left us with the impression that we were his most important clients, even though he had lots of listings and our house was on the low end price-wise. On the other hand, when we were looking to buy in a different town, we went on some showings with an agent who had been highly recommended by a friend. We got into her car, and before we could get to the first showing, she got a call to show a house that she had listed (not one that fit our needs). Apparently, the sellers were insisting that she be there for every showing. She apologized profusely for the inconvenience, but as the house was only a few minutes away and we like looking at houses, we said it was fine. Having recently sold our own house and experiencing damage caused by thoughtless buyers and their indifferent agents, I definitely understood the seller's wishes! We waited at the other house while she showed it to the prospective buyers. It didn't take long, and we were soon on our way to the first house on our list. However, while we were at our first showing, she got another call to show her listing, and told us that we would be going back. By this time, we were 20 minutes away! We were pretty annoyed, but we really wanted to see the other houses on our list that day, so we agreed to it again. The third time she got a call to show the same house, we told her just to bring us back to our car at her office. I don't know if she made a sale to anyone who saw her listing that day, but she definitely didn't make one to us!

I found that that there are two factors that contribute loss of money (whether it is the contractor or the homeowner) and having to redo projects. Communication and Un-qualification. I can't tell you how many times we have been called in to redo projects that other "contractors" had been hired to do. Generally homeowners emotions are high and although the circumstances are all different the common denominators are always usually the same. We generally don't lose much money and rarely have to redo anything. That being said, your contractor should be competent and able to stand behind his work if him and his team are qualified and experienced in their field. (Or her and her team..) In my experience it is cheaper to fix any deficiencies and make the client happy rather than lose a potential life time client and their referrals. To get into numbers, I would agree with the above stated 2 percent or so. Sometimes things happen that are out of everybodies hands and it costs money, bottom line. With good communication and qualified trades people, these scenarios can be kept to a minimum. Generally. Hopefully this helped answer your question.
