Comments (0)We have moved into new construction and the master bedroom has a 10 x 3 feet small balcony. It appears to be very cheaply made (?oak), looks sort of greyish, no finish at all. I would like to prevent it from rotting and molding, but I have no idea what to use. I went to a paint store and they recommended to use a power washer and then one coat of oil-based exterior paint, but I don't quite trust them. Could someone please suggests the steps to get my balcony in order. I need to know how to prepare it for staining and then what product to use (I am flexible on either solid color or semi-transparant). Thanks...See MoreNew Construction critique
Comments (17)Both of us have older parents and we want to be able to have them stay with us if they ever need to. One of them recently had a double knee replacement so it is somewhat of an immediate need when they visit. I thought of re-purposing the Flex room but that would require changes to the entrance from the garage, etc. I think the easiest thing to do is sacrifice the closet, make it large enough for a shower and have the entrance be on the right side, so that it isn't visible from the kitchen. Since the foyer is so big, maybe they can put a closet in a different location. I do not think that the builder will change the garage location. I almost want to ask him if they can just give us a credit for the kitchen and leave it with just the roughins. Comments (27)new-beginnings, lift is basically the correct term. Some manufacturers call this an exterior elevator, but I assume that the one's you are referring to look essentially like a segment of deck that can lift up on rails/hydraulics up to an upper level. generalleaks, I would plan out a roughly 4'x5' spot (with the gate on the short side) connecting either to your front balcony or rear terrace where you would be able to install one of these lifts should you need one in the future....See MoreMohammed
