Engineered wood flooring questions

Hi,


I want to replace the flooring in an apartment I'm planning on buying and have decided to get engineered wood flooring. I have a few questions:


Ideally, I'd love waterproof (or resistant) and scratch-proof. I've noticed that most of the water-resistant/proof types of engineered flooring have a thinner veneer (typically 1.2). They also have a lifetime or 100 year warranty. I am NOT interested in refinishing the flooring down the line.


My questions:


1) if the veneer is thinner and water-resistant/proof and scratch proof but has that long of a warranty, am I safe? I'm looking at wood that has a Janka rating of 4, typically.


2) Are there any other merits to buying flooring with a thicker (say 2-3mm) veneer even if it's NOT water-resistant/proof and scratch-proof if I'm NOT planning on refinishing down the line.
