Durable, low-maint., attractive, mid priced pool decking?
Comments (11)I like a seeded exposed aggregate peagravel decking for affordabilty. I utilize both rainbow multicolor and river rock brown and sell it with an acid wash for 50 cents a square more than lightly broomed natural concrete. It's actually even 75 cents less than a colored broom finish. My sell price, in SE Texas is 6 bucks a square on any amount over 400 sq/ft. Comments (17)What is the full size of the living room as I can't read the measurements? I am still thinking on ARG's suggestion for the screen porch but if I were to add it to the south side of the family room, would you still suggest moving the fireplace? I think adding the screened porch to the south side of the house would lose you more than you'd gain. I think you really need to bring that light in. I wouldn't put the screened porch on the south side at all. I think it would completely darken your house. If you want to do anything, one thing I'd consider is to wrap the deck around to the south side and then maybe add a pergola. This way the light still gets through but it helps protect a bit during the summers. BTW: I love the idea you have for the screened porch and I think ARGs idea fits your vision perfectly. It almost becomes an extension of your living room and dining room the way he's designed it. More space that when opened becomes indoor/outdoor space. Plus since the back of the house faces east, you're not going to lose any light by placing the screened porch there except in the early morning. Would it not need to stay where it currently is to provide a focal point or an anchor to the design of those 2 rooms. Does that make sense? In reality, how often will you use the fireplace? (And I ask that question knowing that I put a fireplace in my SW Florida home. LOL) I think if done right the windows and/or doors out to the south of the house could become just as much of a focal point from the kitchen and dining room. Maybe even more so because people are naturally drawn towards light. If you anchor your furniture in an L shape facing the outside and the fireplace on the west wall, I think you'll be fine. Comments (4)Am I looking at the bump out bench in the above photo? If so, are you going to excavate more soil to keep the patio bump out level with the pool edge? You could end up with a fairly tall retaining wall. Anything over 4' usually requires an engineer's help, but even lower walls can fail if adequate drainage in not provided behind the wall. Building anything, even a driveway above a retaining wall can also cause it to fail. Do a search on retaining walls. Any walkway needs a minimum of 36", though 42" is better and would give you 8.5' of lounger space which is quite adequate for loungers set perpendicular to the pool. Is there some reason you need 10' of patio depth on the the shallow end? Do you envision adults sitting in the area to watch children? Using the same walkway width of 3.5' you get 6.5' of sitting area from the 10' depth. Most chairs and sofas are 30 to 36" deep, so if seating is meant for this area your figure is only slightly generous; I wouldn't go less than 8'. Comments (13)I would not rely on the floor surface of the deck for waterproofing. A tile surface that has the waterproofing embedded below it is bound to eventually leak and will be more of a pain to replace when it does. This is especially tough if you want that surface to remain level and not have a decent slope to drain. You are much better off having a roof, be it a true membrane roof or something like the deck system that was noted above, below standard decking. Though I would also be sure to screen off any openings into the space between the deck and the roof or you are bound to get critters living up under there.
