I put a high quality, floating floor in my apt kitchen in NYC to help with pet wear and tear. NOT the best option. If one piece needs to be replaced (and with pet accidents it bubbles very easily), you have to undo a whole section because they are interlocked. Also, they just don't look that great, no matter what we paid. So when it came time to make the rest of the apt floor look decent, we switched to vinyl planks from Lowes. Sounds gross, but they're actually amazing looking. Our apt was built in the 1880's, (the original floor was long destroyed and removed before we got it),and I found a dark gunstock in a wider cut that almost matched our neighbor's original floor exactly. You ready for this? 98 cents a sq foot! If one gets damaged you peel it off (with some effort) and put a replacement. Echoflooring is sooo right about batch colors. Get it all at once and mix up the boxes as you lay it. We have a bunch of mixed ones for replacement and haven't used one, not one, but I know we have them. Lowes will recommend their sealer,but we didn't use it. They self stick just fine. One or two spots came up after we were first done and someone on line told us to use a hairdryer to reheat it and lay a book on top overnight. Worked like a dream. Our apt in NY is 800 sq ft and our current tenant is a photographer with two rescue cats and she loves the floor. Even with her keen eye, we had to tell her they were vinyl and how to replace it if she had a pet accident. She was blown away! I will try to post a picture of our NY apt floor for you. To be fair to our tenant the photographer, I took the horrible quality pics w my cell, not her! LOL! Choose wisely for your space and go with your fave, not what everyone says you should do, incl me. I've spent more than a year reading about vinyl vs aluminum and agonizing over the decision. Currently, I have aluminum. Am not a fan of wrapping my house in plastic. What I found was: - aluminum would be more expensive (at least in my area) - aluminum takes paint far better, if you want to change the color - aluminum can dent, vinyl can sag - vinyl has more brands and levels of quality available (even CR ratings) - vinyl has more far color choices available - fewer installers have experience putting up aluminum - could not find good data comparing color fading in vinyl vs aluminum Just decided, 2 days ago, to go with vinyl - because of cost & color choice. Sure hope I don't regret it. Good luck. Please keep us posted as to what you decide.

Hi Diana, I had a vinyl product from Certainteed - Cedarboard insulated siding in a 7" height, installed on my shed and have lived with if for a year to see how I like it. After some time with it, I like it but not enough to want to have it installed on my home. It has a bit of a plastic look to it like all vinyl. After seeing some well done paint jobs on aluminum siding in the area, have decided to have my aluminum siding painted. I have seen to many homes in the area with vinyl siding where the vinyl shows buckling or warping. My aluminum siding lays very flat and so think painting will be a good choice. Dave

We have gone back and forth on this as well- we are doing a major dining, living, kitchen remodel. We have decided to go with a beautiful wide plank engineered hardwood (French oak) from Bella cera called “Monza” bivio. It’s just light and natural and I think will look beautiful with our white cabinets. It’s a wire brushed engineered hardwood which I like more than the rustic hand scraped ones. It was very affordable at less than $4/SF. We have had a few people try to discourage real wood in the kitchen but my parents have had knotty pine floors for 30 year and they’ve held up fairly well and have been refinished twice. The only thing with engineered wood is the top layer is fairly thin with plywood underneath, so you can’t really refinish them but most wont need to be since they have a 25-50 yr residential warranty. I chose one that had some knots and grains and looked like it’d be forgiving. Some of the new lvt is more expensive but really pretty, I can just tell it’s not real wood and it feels a little plasticky and I just like natural materials. My friend has it in her yoga studio and for that application I think it’s great. The only thing I am nervous about is not being able to steam mop my kitchen and having to use wood cleaner with a microfiber mop. But I like rustic and genuine surfaces- we went with granite and are refinishing Saltillo. It’s not perfect but I’m just a natural materials person. You really can’t go wrong! But I think wood floors are always better for resale personally. The new vinyl is great though, and I would def do it in a bathroom, playroom, mud room, but don’t love it throughout the main house. Laminate is ok, but I don’t like the clickety clack sound when you walk on it, and I can almost always immediately tell something is laminate vs wood.
