Cork floating floor on large basement on concrete

Hello!

I currently have a large carpeted basement that I am looking to update. My main goal is to remove the carpet and have something that is safer from a mold and dust perspective. Polished concrete or tiles do not work as I am in the Pacific Northwest where it can get quite cold in the basement for a majority of the year.

Has anyone done the Amorim Cork WISE click floors over concrete with a vapor barrier?

Have they held up with use?

Has anyone removed such flooring from a concrete slab after years and have you noticed any mold/moisture issues underneath? (given that concrete can have some moisture)

Do you have a better alternative? :)

I am very confused reading about the various options over concrete to the point where I am ready to throw in the towel. But, I also have family with many allergies and really want to get rid of the carpet and avoid potential mold problems.

We put dri=core and vinyl plank in our basement we are in Creston BC we did that because we wanted the floor to feel a bit warmer . Our floor was pretty smooth and level so that made the whole job easier. Our vinyl plan is Allure from HD it has stood up well for 14 yrs with 3 big dogs in and out of a dog run in all kinds of weather . A quick mop up on rainy days makes the floor look like new.

Local Cork Expert here. I'm going to save you a bunch of money and a HUGE amount of stress.

Cork Wise has issues. Big issues. The biggest issue is it curls after it is installed. Remember: Cork Wise is NOT a cork floor. It is a vinyl-cork-vinyl sandwich.

It is expensive and it has a 20%-50% chance of heartache (and everyone points fingers at each other with the homeowner crying over their ruined floor).

You have a cork flooring store in your area: iCork Floor LLC in Kent WA. They carry traditional cork floating floors (which is your only option in a basement).

You will need a vapour barrier. That is NORMAL for all floors in a basement (other than carpet). You will need the concrete levelled to 3mm over 3m (1/8" over 10 ft). Again this is normal for all floors (except carpet).

You are in a cool damp environment (I'm in Vancouver BC, Canada = pretty much the identical weather/temperatures) and I would say you can go with a cork floating floor WITHOUT cork underlay. The floating floor will offer enough warmth/heat retention in your situation. The rest of Canada (and cold parts of USA) usually do well with 3mm or 6mm cork underlay for better heat retention and noise reduction.

I always use glue-down tiles in bathrooms. I have done many, and they are beautiful. Always warm underfoot too. If you (or someone you know/love/live with/clean up after) are the type that tends to leave big puddles on the floor for a couple of days though, you'll probably want to put in ceramics instead (spring for a radiant heating system for your ceramics though- you'll be forever sad that you didn't!). Although floating planks can be easier for the DIYer to install, here are two counts against it in bathrooms: -it is unlikely that the core material (mdf/hdf) is more than simply water-resistant- so a top coat of polyurethane is a must, however.. -the need to leave a perimeter expansion gap for a floating floor precludes the use of caulking to seal the edge against spilled water getting under the floating floor. Absolutely choose a site-finished cork (or add topcoats to a prefinished tile) to seal all seams with varnish. Lastly, caulk the perimeter- especially at the tub. Hope this clears things up. Before you buy, though, check with the manufacturer/supplier that they will approve of your installation. Here is a link that might be useful: google search for cork floors in bathrooms

We installed the Wicanders Original Dawn floating cork floor in our kitchen 7 months ago. Love it so much we purchased Wicanders plank (might be the identity color, cannot recall at the moment!) for our basement. Hubby is an engineer so he put it in the kitchen himself; its a small space at 8x13ft. Haven't had any issues with water etc. but to be fair we aren't 'years in' to utilizng the product. Wicanders sells a gel product you can put between the seams of the cork which we did purchase for the basement. It was not a lot more money - 1 tube cost $15 and does 100 sq ft ... and that is in Canada, so if you are in the US its likely cheaper! We haven't tackled the basement floor yet, likely on tap for May, so I cannot comment on how easily it applies etc. However, the Wicanders rep said the gel doesn't dry hard like glue, it stays flexible so we would be able to pull the planks apart and move them around during the install. Wicanders is one of the better rated cork flooring products (according to the various flooring places I spoke with) so I am certain you will be pleased. One of those places knew of an install in a commercial office environment and there was no wear on the product showing anywhere, so it does hold up well. Cheers

The 2" drop is significant. The quote works out to be $7.50/sf. That is a significant amount for subfloor prep for 240sf. This $1800 for subfloor prep reflects the issues your slab has. The good news is, once it is dealt with you will never have to deal with this again. The contractor will not be using 'self leveling compound'. They will need to pour concrete for 2" (there are some SLC products that can go 2" but that's not their normal thickness). If you PAY the extra for the high-level aggregate to be used (the $1800 just got more expensive) then the floor can be polished up nicely. Polishing is beautiful...and delicate. Concrete stains. It cracks. It loses gloss quickly (etches from liquids hitting the floor...like water). Polished concrete is a pain. Traditionally you have to pay $5-$12/sf for a nicely sealed concrete floor (not so much staining...nor etching...but it takes maintenance). The more you pay for the finished concrete (ie. cost of epoxy) the easier it is to care for. Personally I would look at leveling the floor, adding a vapour barrier (6mil poly sheeting + red duct tape = appropriate vapour barrier for any floating floor = $0.20/sf) and then floating a cork floor. A glue down cork floor is not an option with an old slab on or below grade. The moisture movement through the concrete will cause your cork glue down floor to bubble and peal inside of 1 spring. If you don't want carpet, I'm afraid you MUST level that floor....of course there's always sheet vinyl.

"My architect thinks that’s why the floor is cupping and that it will resolve itself once the ventilation situation is figured out." I agree 100% with this advice but would recommend testing the concrete moisture level to see if it is a possible cause. It seems likely that you haven't been there long enough to cause this with excessive water during cleaning, and even if you'd had a construction cleaner in once that wet mopped it, it seems likely it would cause this. An insulated pin style moisture meter could probably used to discreetly test a few spots of flooring and compare them to uninstalled pieces taken fresh from a carton also.
