I agree with Annie: Don't like an outside entrance to a bedroom. Why waste the outside wall space to a closet, when you could put your master bathroom there and have windows, fresh air and sunshine? As drawn, your master bath is a hallway. Don't like the laundry room next to the garage. Why isn't it next to the bedrooms? If there is a children's play area, apparently there are children living here - you REALLY need cubbies and lots of closet space for their garb. What state is this house being built in? Don't like open floor plans - no privacy or quiet at all, unless you go to a bedroom and close the door. Don't like having to go through a room to reach another room (children's play space to the bedroom).

Still scratching my head on the bedroom on far left's closet? Also, you can't tile on pocket door frames, so that could be problematic for the tub. The basement kitchen needs work. I'd move the fridge off the back wall, to the side wall for some counter space in between the sink and stove (push stove down a bit). Put fridge on side wall, shorten island. The french doors throughout don't really swing from the middle, do they? Also, I'm not sure on dimensions, but that is going to be a very small table in the nook off the kitchen. Perhaps you are doing a banquet or something? Master shower seems tight. That's a huge master closet comparatively speaking! I'd ditch the double doors and just have a cased opening there.

This kind of depends how important it is to you to have the Jack and Jill bath with the bedroom but... I might consider putting both bedrooms on the bunk side and making the exercise room your storage room. That way the bedrooms can be more private, in a "wing", and the exercise/living can go on the right side. It would mean a farther walk to the bathroom in the MOTN for guests, but would also mean more privacy.

Can you draw the space on graph paper so we can see exact dimensions? Leave out the walls that are not there, or make a dashed line for walls that are there but could be removed. Draw a laundry room and bath at the bottom of the stairs. I don't know how big a laundry room you want. If there is going to be a bath included in the in-law suite maybe you don't need another one here? Or just a half bath? I would put the hang out room where the door and windows are if there is enough room for a sofa/TV grouping without blocking the path to the door to outside. Put the exercise room in the space marked Family/Rec, or switch with the hang out space if it doesn't work out by the back door. How much is the HO going to be used? Maybe that should include one of the windows. If you don't really need all that space, don't finish all of it. Part of my basement isn't finished. DH has a workshop and there is room for stuff (you know, that stuff you should get rid of, but you haven't yet) and holiday decor, etc. Before you put up drywall have a HVAC consult so you allow for heating and cooling the finished space properly. If you can, put in walls next to where you're going to need a bulkhead so they're not in the middle of a room, sticking out like a sore thumb. Sometimes it's a good idea to make kind of a tray ceiling to make the bulkhead look intentional. Look at what they did in the picture below.
