Is part of the room to serve as a dining room? If so, then I would use the area near the fireplace for that.

A couple questions. How many people will sit down to a table for dinner each day? The kitchen is getting redone? Can you include a rounded peninsula to seat 2-4 people on the open end even extending into the open area? Do you have a dining table? If so, what width and length is it? Do you plan to watch TV in this space? Is there another room for TV/movie time?

I have a dining room table that sits 4 but it can convert to 6. I am redoing the galley kitchen and I wish I could add a small peninsula but not possible at this time. Yes, this space will be where the tv will go also.

Here is Option 1. I put table behind sofa for everday and it can be pulled out to sit more. I created three “zones”. Table/dining area with a buffet and spare chairs beside it. Second, the main seating area for TV, sofa and a couple swivel chairs. Or the chair on left d be replaced with a compact recliner if you need for TV watching daily or just prefer it. It would stick out when reclined a bit but since there is walkway behind it should be ok as long as you keep size compact. No pouffy pieces. The 3rd zone is play area! I put a pool table in because you have the room. I put small bar height table in that corner with two stools for players. You can pick up used bar height tables very inexpensively because they have gone out if favor. This area could be a multi-use area too and used as office/play area whatever you need. I wanted the “view” when you entered that front door to be pretty with seating and table. I put a small bistro type table and chair for a morning coffee/breakfast area or just for reading and gazing outside. See what you think and give me feedback so I better understand your needs and hopes for your new place. It’s a big space so plenty of ideas!

Option 2- the multi-use area becomes a office space. I put a console table by front door for a couple baskets under or in it to drop shies in etc. Not sure where family main entry is? A. Couple cozy chairs makes for a little reading nook too. And a small desk surface and desk chair with a couple tall bookcases. I left quite a bit of open space and you could put a moveable room divider to separate the two spaces somewhat more if you wish. I’ll stop there but this front space can be utilized for many uses. It’s a great space. It could make a great kitchen space at some point if you wanted. That would be cool then make existing kitchen into laundry room/craft room. Just an idea.

Option 3. Dream kitchen open concept space. Just a quick layout. Enjoy. You can always dream!!

The front door is where you put the ?. So once you come into the house the first thing you see is the fireplace straight ahead.

These are all so amazing!! I really like how you added the office space especially with a family member now working from home & needs that space till they get the go ahead to return to the office.

Great. You could put a room divider up if you needed some separation too. Just have to make sure if you have little ones you secure it to the floor so it doesn’t get pulled over.

My guess about size of your table is within inches so will work as laid out. You can even leave it expanded!
