Comments (2)I always make the top at 34" like your contractor did. It is standard practice here. Although I have installed them as high as 36" to the top. Comments (10)It depends on a lot of factors including labor costs in your area and the whole approach. In a relatively straightforward case, for a 25x30 living dining room situation, we can assume that it is not more than half the house, that it is a gabled roof, that there is attic space above the room, that the electrical work is straightforward, there isn’t a air conditioning unit or ceiling mounted HVAC above the space, we are looking at about $10000 including the permits, engineering, and general contracting to manage the project. Comments (17)Gen V - I think you’ll be very happy with 9’. As others have said, it’ll accommodate larger doors for the view, too. The size of your room is great in my opinion. I also don’t feel the need for a huge bedroom anymore and like a cozy feel. I went from 8’ ceilings to 12’ to 9’ in the past 30+ years. Turns out, 9’ is perfect. It did feel a little low at first, but I got used to it. I know that is not your issue, but I’m saying that you’ll get used to it very quickly. You’ll be doing walk throughs well before your home is finished and it’ll become the norm. Once you paint and decorate, you’ll feel at home. Comments (11)Walls are built over the sub floor. For 9' ceiling framing would consist of a pre-cut 104 5/8" stud, bottom plate 1 1/2" thick and double top plates 3" thick. Total height would be 109 1/8". Subtracting 5/8" for ceiling sheet rock the height would then be 108 1/2". The thickness of the finished floor would determine finial height. 3/4" wood flooring would be a 1/4" short of 9 feet so to get exactly 9' you could only use a finished floor that was 1/2" thick. This is the standard for 9' ceilings and your builder will understand without question and work off the blueprints. If you decide on 3/4" wood flooring and want that extra 1/4" of head room, or a few extra inches then 10' studs would need to be purchased and cut down but will more expensive because of materials and extra labor. So ask your wife if a 1/4" matters and if she'd be happier with a few extra inches, and if height is important you may want to think about 10' ceilings....See Moreamzane
