Any Landlords on the KT? Need Tips.

We've sold our vacation rental on Maui; closing in a few weeks. We want to find another property *closer to home* -- LOL! (That would be the Chicago area.) I'd love some input from anyone with landloard or other RE investment experience.


I'm thinking that owning one small apartment building with two or three 'flats' would be easier to manage than a small single family home or two. Logical or not? I'm also thinking that the less land/landscaping, the better.


City properties here tend to be *ancient* -- 100 years is common -- but they are still standing, and still occupied. Lots of radiators/window A/C. One big boiler. Tenant pays elec. only.) Is 'newer' automatically 'better' from the owner's standpoint? Our DS is flipping his second house and would be able to manage what we purchase.


We've sort of 'had it' with owning a condo due to whims of volunteer boards of directors.
