I've been thinking about your design. You are right - that wallpaper needs to go. In general, the layout isn't terrible, but IMO you need more light and a feeling of roominess. I'm not sure what your budget is, but if you can make that window bigger and come down more since you want to leave the tub there, I would definitely consider it. But, in case you don't want to make big changes-just minor things, here is what I would suggest: 1) After removing wallpaper, add casing around the window frame - minimum 3" to make it look larger. 2) Add bead board, including behind the tub and come up high enough to make the focus the tub, not the high window. 3) Remove the small wall between the shower and the vanity. 4) Remove the half wall between the tub and shower. 5) Make the walls surround the shower glass and bring out the glass so your shower is more like 3-1/2' deep. That half a foot will make it alot more roomy. I don't like cleaning glass, but in your case, it will make a world of difference in opening the room up. 6) Replace both vanities with a pedestal type sink or a half open style vanity & then replace side cabinets with taller cabinets that are 15" deep (not as deep as sink). OR, replace both vanities and side cabinets with a larger vanity (no side cabinets). 8) Last, but not least, take out overhead light boxes and replace with wall light. Just doing this, removing wall paper and a nice paint color will make a world of difference. What were your thoughts on the floor? The wood is beautiful and wood really keeps the room warm if you have white bead board, white pedestal sinks and side cabinets and a light blue, yellow or other light color above the bead board. You will have to touch up the wood flooring as far as adding some when you remove the tub. If you were planning to remove the wood and add tile, that will affect the look. I can see how the french doors get in the way and the left wall looks possible since the other wall has the toilet. If it's not a load bearing wall and contains no wires or pipes, it should work fine. Here are some photos for inspiration - design, style and color. None of them perfectly fit your layout, but all have elements you can incorporate. I also did a few ideas of your drawing moving things around. Since I'm not in the space, not sure what would work, but the pedestal sink with storage areas on each side of the closet entrance gives you the most floor space. If you need storage, and would want a mirrored vanity area, I put that in as well. Large mirrors around both sink areas and above extra counter height storage would give the room more light and make it look bigger as well. Hopefully someone else will weigh in here. I hope pedestal sinks aren't out of style. I just ordered one from Toto for my master bath renovation! You shouldn't have any difficulty finding a stylish sink in a pedestal or wall mount style. I suspect you may be far more limited by what I think is the very small size of the sink that will fit. You may need to just start googling. But yes, I think you can put in a pedestal or wall mount and look up to date. Sorry I can't be more help with specifics. I keep reading that larger tiles make a room look bigger, so I would put in the largest floor tile you can find that you like and doesn't look ridiculous, laid on the diagonal if you want it to look even bigger. But I would definitely do tile of some kind, not vinyl again, unless you're going for a very specific sort of retro look. Definitely a round, not elongated, toilet, no matter what the salespeople tell you about how much more comfortable the elongated is. And, depending on the exact configuration of the sink, I'd be careful about the height of the toilet. Some of them now come higher, sometimes called right height, I think. It's supposed to be easier on aging knees, etc, but if there's an issue with tall people needing to tuck their knees under the sink, you don't them to be sitting up too high to do that.

I don't think it's necessarily required to make a small half bath seem bigger - personally, I love it when they're wonderfully over-the-top little jewelboxes, using rich colors and gorgeous patterns and details that would be completely overpowering in the amounts required for a larger room like a bedroom or living room. It's exciting and fun to have this tiny surprise of a room. A mini chandelier, luxurious flooring like stone (real or faux) or wood (ditto), glass tiles, gorgeously framed mirror, beautiful artwork (you have an empty wall there that's just begging for a nice big painting!), a fantastic faucet, things like that. Make sure your moldings - door casing, baseboard, crown molding - aren't wimpy. Since it's a tiny space you can also go a tad fancier with the materials and not spend too much because you don't need much. For instance, check with local tile stores about whether they have a "remnant room" where leftovers from other installations are sold at a steep discount - you might score a high-end tile at a low-end price. It's a great place to "stretch" a pricier wallpaper, if you like wallpaper (I do), or do a dramatic faux finish if you like such things. On the question of large tiles vs. small, that is entirely a question of personal preference. Some people think small tiles are too busy, some people think large tiles look awkward. Some people (like Sue) bypass this question entirely by not using tile at all! Personally, I prefer pedestal or console sinks in a half bath, but I don't feel the need to store a ton of stuff in there. I like to have a decorative wall cabinet - not a "bathroom cabinet" - over the toilet because it is convenient for storing the few necessary items and another pretty thing to look at. A nice compromise is a furniture-like freestanding sink cabinet like this (I have no idea what your personal style is so I just picked something out of thin air) with some space between the sides of the cabinet and the walls. I think it's much less clunky-looking than a regular built-in type vanity that goes from wall to wall. Spring for a good toilet. There are so many that both look fantastic and function very well now, you're no longer stuck with either an effective flush or good looks. It's horribly embarrassing to guests for the toilet to plug up! There's a gallery section in the bathrooms forum to look at, and a thread of "bathroom eye candy" in this forum's gallery section. Search for "powder room" on Google Images (go to google.com and click "images" at the top). Most of the fixture and tile manufacturers like Kohler and Daltile have galleries of pictures. If you can, pop by a bookstore like Barnes & Noble or Borders, get a cup of tea and a stack of picture books to page through, or swing through the library and get out every book they have on bathrooms. If you can afford to, buy magazines and tear out the pages you find interesting - since I usually only find a few pictures in any given magazine, and they're $4-8 apiece, I find this rather wasteful unless you have a source of freebies. I'd rather spend the $100 I'd be throwing away on magazines on the actual room! Many pictures will be of bigger baths than you are working with - that's fine, you're not really looking for something to copy slavishly, you're looking for elements to pop out at you and make you say "ooooh!"

I agree so much with that First low ball offer, in our case, came from a lady from China. She was planning to move here. She was in China, and her realtor was looking at properies on her behalf. She wanted to buy sight unseen and with cash. We counter offered..very politely:) Then she flew from China to look at the house, and couple others. She loved it; was very interested; but she had all sorts of cultural considerations about the specific location..and all kinds of expectations, not very realistic as she didn't know the market. She also felt her offer being cash, should be considered very favorable, even if low(no it wasn't 80K under asking..was much better than that yet still) then her realtor took her to tour other communities..they called again, and asked our realtor"whether we're more reasonable". because she saw other properties in her price range, and understood she won't see better community than ours. or else she'll need to wait for spring/other house coming on sale within our community, that she'll have less doubts about how it's oriented etc, and pay much more, cash or not well we weren't "more reasonable" lol. I kinda felt we're being reasonable enough, and if she's not sure, for whatever reasons, it will make for a sale that'd have more chances to drive me crazy.. so we waited for another offer-the buyers lived here, knew the market, thought a lot about our house specifically, were sure enough they love it. So we worked out all the details with them to mutual satisfaction, and it was a very easy sail of a sale.
