How did you finalize your contract with your GC for remodel?

I understand that unlike building a new home, remodeling projects can have surprises discovered after demo, but would a 15-30% contingency cover us in such cases?" As a GC, I'll step in. Depends on the GC and how well they research the job prior. When I first started in this business, I felt pressure from customers to hurry and a get a number. That usually led to overlooking major problems, or not giving ourselves enough of a margin for an 'oops' factor. We learned the hard way and had a few very patient customers allow us the time to fix mistakes. As a contractor, I'd make sure the timeline penalties allowed for extra time incurred due to change orders or unforeseen circumstances. That being said, at this point I am done trying to please people who are completely focused on price with unrealistic expectations of what they can get done. So think that, yes, all contractors are scared to death of having a major setback during a job set them back, but those who learn from their mistakes, learn through experience what things can go wrong when, what to look for ahead of time and plan/price accordingly. We stick to our budgeted contract amounts, excluding change orders. I think its a part of doing good business. If we screw up or something doesn't go as planned, we fix it at our expense. Poorly capitalized businesses fail everyday because they cannot afford to fix their errors or better yet, avoid them. I have a problem with someone mentioning a change order over $500. I always put in my contracts that change orders will come with anything and a 50% deposit with a signed agreement is required for anything over $100.00. Change orders can kill a job if all parties involved aren't watching the total dollar amount. If we cannot continue the project because an issue has come up (structural for instance) that has arisen due to existing conditions, we will not continue the project until the customer is given notice, a decision made and either approval or sign-off of a change occurs. I'd suggest making sure also that all installed fixtures are spelled out in the contract in detail. Thanks for the link to the blog. I love reading those and am addicted to reading the decorating blogs. Absolutely, positively getting new lighting for the tray ceiling. That ceiling fan is obnoxious as are the florescent lighting. I saw redroze's kitchen. Awesome. I am thinking white marble for sure on the island and something else on perimeter. I also like the idea of gray to pick up the grout colors in the brick. They are brick pavers but fool everyone who sees them thinks they are real brick. I don't want to play up the earth tones too much in them. Thank you for the info! Lascatz - yes i can fit a 36" in either the oven space or the existing fridge space. We actually are talking about flip flopping the ovens and the fridge for better flow. I am worried about the Shaw sink because the cabinets. How much room does the 36" one take in height? I really don't want to tear much up in the way of cabinets. I do love Allison's F&B french gray island and have tested that paint color and may use it. toomuchstuf - love your screen name. I can relate. Yes, i am going to add a custom hood or chimey hood to vent the wolf cooktop out. heistaflames - great, great suggestion on the long cabinet run. I hadn't thought of new doors with glass on the top to break it up. I also like all of your other ideas especially using 2 or 3 colors. If I painted all those cabients white - it would be horrible. andrea - the flooring is real brick paver and they are really pretty. Not usually a choice on this site but, very popular in my town in Louisiana as A. Hayes Town architecture prevails all over here. It would be too expensive to take them up. They are traditional and nuetral so I am keeping them as they also run down both hallways and are in my living room. I hadn't thought of putting a whole range where the cook top is but, am considering now. I will be getting rid of over the cooktop microwave. Don't necessarily need 2 ovens. We really grill out more than we cook. I definitely don't back unless it's a holiday or I cooking slice and bake cookies. Thank you all. I soooo appreciate the input. more to come later. Anyone have any suggestions on a blue paint color that is not too pastel. I am testing Farrow & Ball Light Blue with a dark glaze for the island and I like it but I wish it just had a little more brown or gray in it. Blue is soooo hard. I never knew that... I am in love with the color of my linen fabric that I am using in my living room with is Swedish Blue in color. It is a green/blue. F&B light blue is close too it. Comments (35)We were lucky...remodel started in July and ended in Oct (total gutted 3 rooms and moved doors walls etc). Contractor left as much as he possibly could installed until the last possible minute. We setup an island on the porch with pans, utensils and staples. Also one of the 2 1/2 gallon water bottles with spigot. Used rice cooker (which I use for everything that requires water...vegies, potatoes plus rice) electric frypan and grill with burner. Used disposable plates for awhile until DH decided he was willing to carry them up and down stairs to wash. (we have a kitchenette in basement with sink and micro). We decided that key thing would be mornings getting ready for work. Had an unoccupied bedroom and set up breakfast /lunch making supplies with small refrigerator and coffee pot and countertop for prep (old stereo stand). Kept us from getting stressed in the morning. Rarely ate out during this period and were able to eat pretty much as usual. We do a lot of grilling anyhow....See MoreWhat do you regret (not) doing when you remodeled your kitchen?
Comments (92)Love my: Pull-up KAid Mixer w pull out shelf below it; same setup for Food processor! I use my pot filler faucet at least 1-2x/day, even if just to wet the rag I use to clean the stove top or to add water to the pan I just scrambled eggs in. Love wide drawers (most are 27-36", with one 4 drawer bank that is 42") and no lower cabinets. Love my frameless cabinets that don't have a horizontal bar between drawers. They fit taller items than either inset cabinets or frameless cabinets with horizontal spacer bars. Walk in pantry w shelves to the ceiling. Shelves are only 9-10" deep in some places,but provide huge amount of space. Love my counter-top garbage disposal air switch. Hate my: dark Santa Cecilia Gold granite counters. I'm sooo sick of brown and gold fleck counters and sticking my hand in something sticky I couldn't see. Don't use the kitchen TV; it fights with the sound on the family room TV and DH gets annoyed by it. Wish I had: on demand hot water heater under the sink or in a nearby blind cabinet.
