I need to shave off some sq footage. Here are my thoughts: Smaller Mbath/closet and shaving 1' down the left side MB and Child's room. Can anyone help me with tightening up the side entry to include mud room, pantry and possibly create a booth or window seat area with dining table. We are limited on adding to the right any further (driveway). The existing structure is a log home. I'm trying to do from top to bottom: living room, kitchen an dining or just kitchen, dining then the vaulted living room (existing home). Thank you for any suggestions and assistance. mtn -- building would be the most desirable option -- if only a good lot of land would come up for sale! Then I just have to show my inlaws a bunch of pictures of sochi's gorgeous Canadian cabin. The absolute perfect lot (locationwise) JUST came up today - but heartbreakingly, I think it's a mistake listing. I believe the realtor meant to list non-waterfront land down the street (based on the property description which is identical for both new listings). I've already pinged my realtor about it though! Just to emphasize how perfect it is, just last week I actually paid the $6 to land registry for just this exact lot to find out who the owner is. I was contemplating writing him a letter (but hadn't moved on that yet). We have tromped around some other lots (leading to saga of nail through rubber boot in the middle of the wilderness), only one of which was acceptable (not swampy), but my husband felt it was too sloped. I felt it was just fine...I think it's hard to envision the lot for the trees sometimes. (This is my favorite lake, we've been looking at a dozen or so others as well). I looked at mini-splits and they were pricey as well. Here were the 2 quotes for Fujitsu units. The 2 bedrooms are very small 9X10. One major area that the wife didn't like was running the refrigerant lines up the outside of the house. Even with the trim work painted to match she didn't like it. I guess they could be run through the internal walls and I could do the drywall work post install. The company that quoted these also recommended that I retain all the electric baseboard units just-in-case and that was a bit disturbing. This again the wife desires those to be gone so she can reclaim some wall space. option 1: Install a Fujitsu Ducted Mini Split Model 18RLFCD with 7 diffusers and a central return. Backup heat strips can be added for nominal cost (~$200) $7,516 option 2: Install Three Fujitsu indoor units, 2 – 7K units for bedrooms and 1 – 12K unit for main living space, with a 24,000 BTU 24RLFXZH Hyper heating unit rated to -15 degrees. $7,848 >> Guessing the pricing has to do with installing the duct work from scratch. << With a main trunk and return and everything else flex this was a surprise.... assuming the previous Goodman combo was in the $2,500 (I would expect their cost would be less) w/$1,200 install that would make the ductwork fabrication/install around $3,000+ . It's all wide open crawlspace and basement. No ceilings/drywall etc. and ductboard at that! The metal ducts on the Trane quote are probably fabricated off-site at the shop after on-site measurement. I have one other quote in the works for a Broan (Nordyne) HP. Should have that in-hand by the end of the week and will have to make a decision or look for other options. Thanks, Bob

@partim Two Reasons: 1. Wiremold is intended for surface wiring using individual conductors not sheathed cable. If that's truly BX cable wiring the lights, it likely wouldn't fit inside of a wiremold raceway. Now wiremold could be installed and all the lights rewired with individual conductors but that's an expensive proposition if you don't have the skill and knowledge to do it yourself. 2. I'm guessing that a small businesses like a Yoga Studio is working on a shoestring budget. The foam is cheap and fast and I think worth a try before investing lots of time and money. That's why, in my opinion, comments like add a drop ceiling aren't useful. I'm sure the OP knows that drop ceilings exist and if it were remotely in the budget, that's what they would have installed instead of posting on Houzz. If it's BX, it could also be painted to match the existing ceiling and make it somewhat disappear.
