Comments (5)What do you mean "approve?" It sounds like this is what he stated in a real estate home inspection? Where are you located? What type of roof membrane do you have? Elastomeric coatings are used try to extend the life of the roof. If your roof is a 10 year roof with an elastomeric coating, installed 12 years ago, for example, then it obviously needs replacing. Unfortunately, these roofs systems (low-slope) are expensive and run at least $650 per square (1 square = 100 sq. ft.) installed in N. Texas. They are much more expensive up North. Probably the most economical roof will be a PVC or TPO. I would get the roof surveyed by a commercial roofer. Comments (10)Modern costs a premium. There’s no way to hide mistakes with simple. So, take whatever the going upcharge is where you are for custom. (1.5-2x tract build) and apply the high skilled craftsmen required premium. That’s a minimum of a .25 premium, to 4x premium over standard meh pseudo traditional custom.
