That detail is very minor in the grand scheme of things. Be careful with the fixed bid and selection process. I would be upfront with the builder otherwise you will be making an already more adversarial situation worse.

Have you seen examples of their work? It's really hard to choose. We recently remodeled my husband's investment home when his mom passed, and our realtor recommended a contractor. He did a great job, and is now doing our new "old" home. Maybe check with realtors close to you for recommendations. Most have seen the work, and are familiar with outcomes. Good luck! Suzi

IKEA is Rta - ready to assemble. IKEA cabinets have to be put together/assembled like most of their items. Nice list compiled. I would ask if the same ppl will be coming into the house to work. When new ppl are coming to house that u have not met, will u know in advance. Want to stay on top of your own safety. Unless things have changed, I think it's either automatic or easily seen in settings, but I thought as the original poster of the thread, you received a copy of those posts I sent u a private msg.

We bought a house listed by Fannie Mae a year ago. I will tell you from experience, they are expecting more than asking price. Although I was also told by our real estate agent they do take other things into consideration, like being a first time home buyer or someone currently renting. Our house was on the market 2-3 months before we made an offer (it was a real mess). When made our offer, there had been no other offers so we did offer below listing price. Next day we were told there was another offer and to give them our highest which we did. They accepted the other offer. Fast forward 3 months. We get a call from our real estate agent stating the other offer fell through. The copper plumbing had been stolen and it was coming back on he market $6,000 below the previous price. We offered the original listing price as advised by our agent. They almost immediately accepted our offer. I'm guessing if it's in pretty good condition they're probably looking for more.
