I am pasting what I posted from another forum: Just purchased the Madison leather queen sleeper sofa from Casco Bay Furniture (cascobayfurniture.com). It's the equivalent of RH's Maxwell sleeper. I got it for $2600 delivered with a five year warranty. Just priced it out on the Restoration Hardware website and it is $5600 delivered (with 6% sales tax in MI)! I'm not sure if I even need to say anything else. The salesman at Casco Bay, Robert Allen, was conscientious beyond expectation and really in my opinion epitomizes quality customer service. Although I don't think they can advertise that it is the same sofa, apparently they approached RH's former manufacturer once RH outsourced it overseas and are now selling it directly. I'll add this: I am a physician, I pay way too much attention to detail, so believe me when I say this sofa is the exact same thing at less than half the price. I agree with all of you: they're definitely Hollywood Regency. And I should recharacterize my own style, which is probably better said to be "*in* transition" rather than transitional. (: I do like clean-lined pieces, and our DR set is very Mission; the adjacent LR combines Mission and Art Deco; and our bedroom, where these chairs would go, is your basic Recovering Graduate Student/Random Wedding Present room. So funky/eclectic would fit in just fine there. And there's just something about these chairs... The room is a long rectangle. The half without windows is for the bed (not a bed per se, but rather mattresses on a metal frame) and the dressers, which are mismatched yard sale finds. On the other side of the room, I'd like to create a sitting/reading area next to the windows, with a gorgeous view of the mountains (by far the nicest thing about the room!). We got a red and tan handloomed Peruvian folk-art rug for our wedding, and that's what we'll use to set off the seating area. Also on that side of the room, framing one window, are some slender dark walnut modern-styled bookcases. And then the part I'd like to replace: a heinously ugly loveseat that a friend gave us, also on that side of the room. I'd much rather find some reading chairs and an ottoman than a loveseat anyway; the room's not that big, and the loveseat makes it a pain to open and close the curtains and shades. I agree these chairs don't look too comfortable, so they're probably not my ideal reading chairs. But they'd be good for draping the bathrobe or pulling into the LR for extra seating. I love the idea of velvet, and maybe even the box-pleated skirt -- hadn't thought of that, cool idea, thank you! I agree that they're great in a pattern, but I don't want lots of patterns clashing in my bedroom, I don't think. Thanks abundantblessings. Actually, when I posted the pictures of my family room, I was waiting on a new sectional, which has arrived. It is gold chenille and I'll have it for a long time and want to keep it in the family room since it works so well for practical reasons there. I too wondered about the heaviness of having the matching dark leather chair and sofa. Thanks again, you're addressing exactly what I've been pondering myself! My camera wasn't working well, so this picture isn't good, but it gives an idea what my sectional looks like. I have a different rug than the one I had before and the one in this picture--I keep trying! :-) Someday I'll get it looking the way I like. I also painted the walls silver sage (but it's hard to tell in that photo).

And, sparksals, we definitely will not get into a house just so we can stop paying rent. I'm VERY picky, and it might be awhile before we find something that suits our needs. But, I think it's better to start sooner, rather than later, based on everyone's advice. It took me 7 months to find a house. I walked about 50 or so used houses, then every new housing community in 3 counties, which was a good 100 houses. We drove by others and ruled them out due to location. Well, I HATED renting. I hope never to have to go back to renting. Ever. I hate it! I hated sharing walls with others, hating putting up with others' noises, hated padding my landlord's pocketbook, hated not owning a piece of the American pie. So I'd be inclined to buy sooner, rather than later. But I agree that you should not rush into the single largest financial investment of your life. Take your time, look around, get a good handle on pricing, find a good loan, find a good realtor, etc. I grew up on the bottom floor of a 2 family. It helped my dad get the American Dream. The problem was, the house was original when he sold as he came from a poor country and did not believe in "wasting money" to update as everything worked, nor did he have a lot of time to do things due to working 5-7 days per week. Your husband is still in school, and the real estate market is not at the bottom yet. We just kept renting until my husband was finished with school. It kept the pressure off him and let him graduate. Owning a home is more than just the difference in payments--if a leak occurs, you or your DH have to fix it. Depends on where the OP is. Some markets did not have an increase so it may not matter if they wait to buy. After what I went through, I would get out there asap. There are a lot of houses for sale in most parts, it takes time to cover them all. Yes, owning a home everything falls on you. With my truck driver hubby, something always happens the rare times he drives the roads. I've dealt with storms & tree branches as well as not having water due to the softener being clogged. A few months ago we put out $7,000 on a new furnace. Not knowing what you can buy for the amount you are looking at, decide if you want an updated house or good mechanicals like newer roof, furnace, upgraded electric, central air, etc. I know someone that purchased a house they did not move into until 6 months after buying it as it needed floors redone, the master redone plus other cosmetics. The master had been torn apart by the original owner, so this was a must for them to live there. They then moved in to have all sorts of mechanical problems, water heater, electric. I see a heating/cooling truck there now, don't know if they are fixing something else or doing central air. I can't stress enough to sign up on every site you can find, even the local smaller sites to get email updates. One site gives addresses in the emails where it may not say so in the listing. This site has been very helpful to me. Good luck. It's a good time to buy a house in most areas.
