Flooring Design Dilemma

What color/type of wood floors would go with these 2 tile colors?

We are looking at a house that has Arizona Reside tile 24 x 24 in some areas in Brown downstairs in bath and laundry and in baths in Black upstairs: https://www.arizonatile.com/en/products/porcelain-and-ceramic/reside

In an effort to be economical, we want to keep both of these and then replace carpet with wood. Is there a color family of wood and style of wood that would color coordinate with both of these tiles?

The look we would be going for is clean and modern.

I don't think there would be an issue with just going a nice white oak stained a med. brown .

As Patricia points out, a white oak stained to a colour you like is a really good option. Traditionally bathrooms are allowed to be 'stand alone' design elements. Yes it is nice to be coordinated but it isn't entirely necessary.

One thing I will caution you about re: carpet to hardwood is this: Carpets hide the WORST subfloors in the world. Builders LOVE working with carpet because it hides every 'builder's sin' you can think of. Because of the horrible subfloors you will need to prepare yourself for 'sticker shock'.

Subfloor preparation costs will be a factor in your budget. I tell my clients to budget $2-$4 per square foot for subfloor costs when removing carpet and laying hardwood. What does that mean? It means you need to work BACKWARDS from your TOTAL money available for the job (the price you have to stick to once all the bills are paid and the furniture is put back).

An example of this is: 1000sf of flooring = $12,000 budget. This sounds simple until you realize your subfloor prep is going to eat $2K - $4K of that.

Labour for installation of the wood = $2-$4/sf (depending on what you purchase and what your location is re: economy). That means another $2500 - $4000 is going to 'work'. This leaves you with a maximum amount of $4000 for the wood itself. That means you have a product budget of $4/sf.

This scenario is 'worst case scenario' but it does exist. Please make sure your flooring professional (not a GC) offers you a quote once the carpet has been removed (removal and disposal of carpet can be $1/sf....just saying).

A subfloor quote is never accurate. It is always a 'range' like I've given you.

I don't want to frighten you...but you will want to be aware of the hidden costs. If your flooring pro does NOT offer a quote for subfloor prep you will want to do one of two things:

1. Ask WHY there is no subfloor prep quoted (many are afraid to add this because they lose business when homeowners aren't aware of these added costs), or

2. Find another pro who will offer a more complete project quote.

The hardwoods are extremely valuable. I would work in a medium brown that eliminates all yellow/orange/red. To do that, the stain will have to have a green undertone. That means a specialized mix for your situation. A HIGH END hardwood flooring professional can do this for you. It will take a couple of weeks to find the right colour/mix. The professional will come in and strip a section of flooring (like 20ft x 20ft). S/he will then apply different stain mixes to this area for you to view. You will then choose the colour that is the best fit for your situation. At a mutually agreeable time, the professional will come in and refinish the entire house - including the stairs (quite expensive but well worth it). The banister can then be stained/painted to match the hardwoods. The only time I would look at moving away from hardwood is in the DEEP south or in very hot climates. And it would be VERY helpful if the entire house was built on concrete and not wood joists. Tile is very heavy. It often requires wooden subfloors to be beefed up (decrease the deflection rating = no movement that would damage the tile). The wood is worth saving - unless you absolutely hate it (disregard the colour). If you love tile and wish to have it everywhere, then go for it. But realize that hot climates are some of the few places where this is considered normal. Everywhere else (any place with "winter") would find this a nuisance should you wish to sell the home. Besides, you mentioned budget. Ripping out the hardwood and replacing with tile would be double the cost of refinishing the hardwoods.

Can you post a photo? Also, if you have samples of the counters you are considering, can you show those next to the floor? FWIW, in general it can be hard to match anything completely, and often an attempt that is a near miss looks worse than a contrast. Also, sounds Iike you don’t love the floor tiles, so why not go for a counter you love which could complement the floor? Also, one idea in design is to have a focus point and have the other be quiet. So if the floor gets a lot of attention, you might want to balance it with a counter that is quiet. BTW, if you don’t really love the vein-y floor tiles, one option is to go with a “quieter” floor and then choose a counter that is “louder” which you love. You might have more options in countertop materials.

Pictures of inside the house would help more. I would also pick the floor color, since floors are more or less permanent, and paint can be changed in a day.
