layout -- ugh -- gc needs me to make a decision
Comments (44)There's no basement (we're in a So. Cal. split level built alongside a hill). We don't have a mudroom or a laundry room to borrow storage space from. The laundry is in a closet off of the family room. We're currently storing paper towels and bulk items in the wetbar that we don't use (also in the Family Room -- but it's going to get the boot one of these days). The wall between the dining room and family room is only 4" thick -- total, although I'm probably going to beef this up slightly because the family room is currently covered in paneling (it's been painted, but as long as I'm remodeling, we might as well fix that) and there's no insulation in the walls. Other thought I had was to do a partial half wall with support columns there to open the family room up to the dining/kitchen area. I would have to keep part of the wall so I have something to set my barrister's bookcase against, but a half wall would let the cook see the TV. I could move the message center/backpack storage into the closet in the Family Room with a bit of an interior closet remodel (it's currently our games/toys/crafts/office supply closet). That wouldn't be too inconvenient since it is just around the corner from the front entry at the top of the stairs. Here's my floor plan again to help with visualization. The master bedroom is missing from this drawing (it's on the other side of the kitchen) and the kids' rooms/bathroom/linen closet on the third level are not quite to scale (they were sleeping when I was trying to draw it out). Comments (12)Aside from the aesthetics, it's really poor practice to put any kind of plaster/texturing on top of wallpaper -- he really shouldn't have done that. It will not last, and is only as durable as the paper underneath it. Honestly, no professional who knows anything about wall construction would have done this. :-( If at all possible, and I know it must be hard to contemplate, please do tell him this is unacceptable work and he really has to take it down to the drywall, whether he wants to do texture or smooth afterwards. And clearly smooth is the way to go in a kitchen. I had a textured kitchn once, in California, and I hated how it always looked grungy no matter what. You can try matte paint, but the problem is that you really need scrubbable paint in a kitchen, especially with texture that will trap any smoke/grease/dirt. So sorry! But hopefully you can appeal to his professional pride and have him re-do it. You're paying a lot for a remodel, you don't want the foundation to be half-arse. :) If you absolutely cannot get him to change it, I'd recommend Benjamin Moore's Aura paint in flat, which is the most scrubbable of the matte finish paints that I know of....See MoreI'm not in love. Comments (29)I've been there! Have you seen Shetkastone? I fell in love with the stuff, but went with marble tile since it's cheap and we are remodeling with resale in mind. Unfortunately their site is not great- the only place with photos of the samples is in the "request a sample"- we have the Counterfeit Green sample. It's much more green in the marbleized and the strips are much smaller and more subtle in the ribbon. It stood up to everything I tried with it, the only damage was from dragging a fork across it with some force, and that wasn't very noticeable. I don't know if this will show up as a link or not, but their website is http://www.shetkastone.com. Alkemi is really need looking too, but I haven't seen in in person. Comments (24)It's nice to be remembered. Thank you. :) I've been lurking for eons. Well, I took the scary plunge and painted inside the bulletin board green today. It's not Hearts of Palm specifically, but a similar concept. My neighbor has it in her kitchen and poured a little sample into a jar for me. I'm calling it "Neighbor's Kitchen" - haha. The custodian walked in and said, "Oh that's soooo much better!" So I guess that's good. I'm thinking of painting the top half a putty-type neutral. I'm not a fan of tans or light browns, but almost a grayed down version. I can see it in my head and I really hope it's not a huge mistake. Most of the school is indeed done in blues, but if I have to look at blue all day long I will lose my everloving mind. ;) I'm a color girl and I live in the gray Pacific Northwest, so happy is a must. There are rooms in the school painted purple, brown, etc, and my office is behind a closed door in the back of the reception area, so I'm going green. The principal said any color I wanted. I'm taking him literally. :) I'll post a picture tomorrow after I get the top half going....See MoreSabrina Alfin Interiors
