Find a paint chip card that has the colors of the lightest, medium and darkest bricks. Use the lightest color for the siding and the darkest for shutters. A new pinkish white will be fine for the trim that is already white. Test your samples on foamcore board cut to the width of the shutters.

Agree, nice lakehouse. I used to own and manage a few rental homes in a vacation resort. Don’t paint the cabinets – they won’t hold up well in a rental with DIY paint job, and they will look disjointed with the rest of the area. Yes to embracing the cabin/lake house look. Yes to painting the wall a light taupe color. Yes to pulling/cutting off the piece above the window. And a faucet change would be nice. If you’re up to the work and have the time and the budget, new doors and re-staining all. That’s work to do it right yourself (I have in my youth) and if done properly will hold up far better than DIY paint in a vacay rental. Otherwise, leave them alone. When/if you plan to change out the appliances, stainless steel or black - nothing fancy. Low cost counterdepth fridge would be nice. I’m all for a desk in the kitchen, but not in a vacation rental property, and have found placing a small work area in another room more appropriate – and if you do, I’d put in an inexpensive lockable beverage/wine undercabinet wine cooler there. I wouldn’t remove the greenery, you need to bring some of the green from outside to the inside. Pain to deep dust off, but still. People do expect some homey and some decorative touches…and pardon my noticing this, but you said lakeside, and I see a koi and an angelfish. To add a few natural pops of color I’d remove those and try to find some colorful trout prints and frame them locally or yourself with natural wood. I'd move the trout elsewhere, maybe above the cabinets. Try to keep the walls at the countertop neat and uncluttered : ) If you ever have the extra funds you can then think about the cabinets and countertops.

Paint all the crown, window and door casing a white and leave the stairs the dark stain. It will really lighten up the house and bring it up to date. Then choose new wall colors and lighting. It will really change your home and make it less dark. The current dark trim just doesn't really do anything for the home. Its 1990s trying to be 1890s and it's doing nothing for the home IMO.

I wish I could edit my post above. In regards to the half circle window, that is being removed and new cedar siding being installed when they replace our windows next month. We will be painting the whole front of the house. It is a darker gray, but is faded. Gray being overdone is right. It’s the primary color in this housing addition and I hate it. Our vinyl siding on the sides and back are a light gray, so need to make sure whatever color we go with it looks good as we are kinda on a corner. Tree at bottom tree will be removed sadly. We did not do the landscaping and I can not figure out why they would put a tree like that there.
