But yes, the island would be a barrier between the fridge and stove - a landing spot of sorts and prep area as it will be food grade butcher block, I hope. I have room to do a 48 inch aisle between the sink and island - was thinking only 40 though since I'm not having a prep sink in the island and could picture dripping wet things from one side to other - but really how much more difference would 8 inches more of dripping make I guess. Good point about the dishwasher being open and being able to move around it. Elderly residents requested counter height bar stools which is great as I didn't want a high rise island anyhow. The dining room is a few feet away and they will most likely sit at the table there doing a puzzle most meal prep times anyway. The windows are not drawn exactly because the cabinet design was done before framing. Now that we are in the framing stage, we will meet again with specific measurements. Comments (6)Definitely move the main sink and DW to the window wall. It makes no sense to have everything crammed into one area when you have a large space to use. Here's my tweak to your plan. I moved the clean-up sink and DW to the window wall and added a prep sink to the island so that you have a nice work triangle between cook top, oven/MW and fridge. Oh, yeah, I swapped out the range for a 36" cook top and wall oven/MW. You have the space to do that. I also moved the fridge into a recess in the pantry. This will allow you to get a full size fridge but mask its bulk, plus there's no need for a pantry cab between fridge and wall (without that, you won't be able to open the fridge door wide enough to pull out fridge drawers). It would be similar to this: The pantry door will be narrowish, closer to 24" wide than 30" in order to make the above work. I have a 24" wide pantry door. It's never been a problem for us. If you want yours to be wider, perhaps you can steal 3" from the hallway. I did not add seating the entire length of the island because you don't have enough width to do that. Minimum recommended seating overhang is 15" for a 36" high counter so that would require at least a 40 1/2" wide island (25 1/2" standard depth cabs + counter overhang + 15" seating overhang). You also should aim for a 44" aisle behind seating so that there's enough room for people to walk behind people seated at the counter. A 36" aisle is adequate without seating at the island. On the work side, you should have at least 42" between counters. I spec'd 45" but 48" would be better if you intend to have more than one person working in the kitchen at a time. If you want seating the entire length of the island, you need to increase your kitchen's width by at least 12". 25 1/2" depth of base cab + counter overhang + 45" aisle between perimeter and island + 40 1/2" island with 15" seating overhang + 44" seating aisle -------- 155 1/2" required width, which is approx 12" more than you have. Can you steal that much from the 4 seasons porch? You should also aim for a 60" aisle between island and DR table so that people can walk between people seated in both locations. I can't tell from the drawing: does the pass-thru counter extend into the kitchen? If so, you'll need to reduce the island depth to maintain a 36" aisle (which is already on the slim side). Here are examples of shallow cabs on the backsides of islands. Oops, almost forgot. You don't really have 12' 6" for the kitchen. That dimension includes the depth of the exterior wall. Comments (0)We are building a new home and have had so many ups and downs over the house plan. We are so close to finishing but am left with one huge issue in the kitchen(yes there are way more than one issue, but the KD will help reconfigure the design once plans are finalized). I want a beverage station next to the screened in porch with a pass through window. I don't care if it's stupid, pointless, wasted space, it is what I want. I have had to give up my other unnecessary "wants" from the house, I am not going to give this one up. But this is the third revision back and the plan keeps getting worse. I would like the entryway to separate the kitchen and dining room. Apparently that is not possible without major changes to the roof line? And this current revision he has extended the porch back 3'. I thought about having the lower cabinets in the beverage station put on the back wall so the entryway wouldn't be quite so centered on the island. But it would still look awkward I'm afraid. The island size isn't set in stone either so that could help things maybe. The great room is the room on the left. Garage on the other side of pantry. I would really like the stovetop/range and hood centered on the island. I would appreciate any helpful suggestions. Although I am feeling very doubtful. Comments (4)So you have 2 sinks and an unvented cooktop on the island. What on earth do you propose to do with all the counter space on the perimeter? Is the room you show the kitchen and dining room, or does that space also function as living room? Let me be the first to inform you that this is the kind of kitchen people tear out to get a better one. If you show us the whole layout of the house with dimensions, so we can see how the kitchen relates to the rest of the house, we can offer suggestions on how to get a functional kitchen for you.
