Advice on updating 90s bathrooms

I only glanced at the vanities which looked ok but I didn't open them or anything to check on their quality, unfortunately, so I'm sorry that I can't help you more with those. We used our own faucet, a Kohler Fairfax 4'' on center, and it fit fine including the drain and popup. Maybe the reviews you read meant that the plumbing connections weren't standard on their faucets? so that maybe you have get a hose with standard on one end and whatever the connection on the faucet is on the other?? The sink is smaller than our existing 80s' cultured marble integrated bath sinks but works fine and looks fine. The sink/its hole in the granite 14'' side to side, 11'' front to back, and 6'' to the *bottom* of the granite. The sink itself is an inch or so bigger than these dimensions so it can be undermounted. I don't know if they have sink templates, since we needed both granite and sink and of course the granite had the right size hole, but you'll need one (or a granite fabricator ok with doing one) for your own granite cutting. Comments (7)Be sure to block for grab bars at the toilet and at the tub. The pony wall at the tub, next to the vanity, could be widened to incorporate a pull out for more storage. Lighting, I have one bathroom with 2 sconces at 100 watts each and have wonderful lighting, that room is 6.5x9.5 feet. My other bathroom has 2 sconces with 120 watts each and that lighting is marginal. Check the lighting forum for lumin recommendations. Be sure to have an exhaust fan and enough gap under the doors to allow make up air to enter the room for efficient fan function. I think that is why some people complain about poorly functioning fans even though they are sized correctly, because the room is too tight. Put electric outlet beside the toilet, low, so you can have an advanced toilet seat option. Comments (33)Benjesbride, where does she lose the 2"? It appears that she is not aware of the loss. Rebeccamomof123, are you pulling permits to do the work, or do you live in an area where the city/town/county inspectors are going to become aware of the work and expect to come in and inspect it? Or is your area more like where I live and anything short of an addition is something that no one will notice and that inspectors don't drop in when workmen are around unless it is really obvious that a big job is being done? The reason I ask is that your clearance for the toilet-to-tub distance is right on the edge of being okay. Some towns will not let you get that close. If you could get inspected by the code enforcement officer, or if you are doing this with permits, you need to draw this up and get it approved before assuming it is going to be approved. If you need to steal back a couple of inches to make it fit, one option is a wall-hung toilet. Your contractor opens up the wall behind your toilet and puts the tank and flushing works inside the wall (not the stuff you have, it is custom made for this purpose) and then the toilet part actually hangs off the wall and never touches the floor. It is much nicer for cleaning. All of Europe has been doing it this way for years, I hear. http://www.geberitnorthamerica.com/en_us/target_groups/enduser/products_enduser/toilets_2/concealed_systems_1/for_toilets_1.html...See MoreMaster bathroom layout design ideas
Comments (24)Ha ha, don't like my boulder in the shower? Yes, I agree the bench is more practical Good idea about niches, it keeps everything neat. I am not a big fan of towers, as the space can use some interest in the design. You have enough space for a linen cabinet and it can be smaller in width. Visually it will look better with the vanity top from one wall to the other, even if the cabinet is in front. If you feel a tower is right, consider having on the left side of the vanity as you walk in. If you hang the vanity off the floor (not have the cabinet to the floor) the bathroom will look larger. I like modern also with a touch of classic elements. There are so many options for bathroom design.
