Pretty home! The one thing that really jumps out at me is the sea of white in the kitchen. Will you be adding hardware to the cabinetry to dress it up? I think that would help a LOT.

I agree you need hardware on the kitchen cabinets.

In the dining room, I would leave the sconces you have, not hang curtains over that beautiful window casing and add slipcovered chairs to the ends of the table. If you need curtains in there I would consider roman shades. I wouldn't replace the sconces until you know what is going between them and under them, they are actually very nice sconces.

The kitchen pendants really could be anything you like, I tell people to avoid clear glass as they are the worst to clean and glaring light bulbs at eye level suck lol. Looks like you do need some task lighting in that area so I would want something that shines down onto the work surface. I would also consider ditching the fan. Is the kids table staying in that space?

Yes the playroom has taken over the breakfast area unfortunately. that area is so crowded with the desk that we didn’t have a table there anyway. Plus, we regularly have 6 kids here.

I think we may need curtains in the dining room because it is the loudest room in the house. The ceiling is high and the echo is awful. I agree it’s hard to replace the sconces until you know what will surround them. Thats probably why it is so overwhelming. I feel like I have to do everything at once or at least have everything decided.

NO you tackle one space at a time, I would start with picking your pendants and rug in the playroom since that is the least amount of choices you need to make and those two spaces could be "finished", I would do satin nickel hardware for you kitchen as anything shiny will show little fingerprints and the satin or brushed will make it a little easier to pick pendants. For the playroom just get something fun and durable, it's a kids' space so I think its an area where you can just go with it. I like the kitchen runner so play off that for the color choices for the area rug in the play room. start in the kitchen and work your way out. does the runner rug have a matching area rug? that might be a simple solution for you, also how big is that space for the rug?

The available floor space is close to 8x8. I think both of those runners have larger sizes. i Can’t decide which one works best with the rest of our colors.

I’m not sure what pendants coordinate with this and the other fixtures in the house (black lantern in foyer and dark fan in living room).

I chose the chrome hardware because that is what we have in the bathrooms (including a 1/2 bath attached to the kitchen). They aren’t ordered yet though.

ok we can work with that. but since there will be no table in here might seem kinda like its just floating in the room. Im not sure you really need a hanging fixture there since there will never be a table in the space. I might just update the fan and have one with a light, it might be nice on summer days to have the fan moving some air around in there. Otherwise, I would lean toward a semi-flush light or some sort of task lighting to light up the desk and book case.

I also think a 44 inch fan would be fine vs. the size you have now.

From your inspiration pic, you seem attracted to brass. I would go with brass for the curtain rod in the dining room, and think brass cabinet hardware would give a really nice pop to the sea of white in your kitchen too.

I'd go really big with two over sized pendant lights over the peninsula to add some visual punch to the space and divide it from the kid play area. And, to take away the need for a chandelier over the breakfast area, which just doesn't seem to make sense if you aren't going to have a table there.

I would get two of these blue-ash and natural woven rugs - one for the breakfast area and one for the playroom. They relate to the natural runner above for the kitchen and carry the them throughout the space making it look a bit more cohesive. They also bring in the blueish grey from your inspiration pic.

Who uses the big chair in the sunroom / playroom? Does anyone actually sit in it and read? Is this strictly a kid space, do you want it to be more of an adult space? It seems like a nice place to sit and look on the backyard. I'm wondering if you could make it seem a bit more adult and kid friendly like a family room. Won't make suggestions for that space until you say a bit more about it. But I agree, that arm chair looks out of place.

I think the runner would be fine in your kitchen. I would use an antiqued gold rod for your drapes, so it coordinates with your light fixtures in that room. Can you get 4 more of your dining chairs? The table size needs 3 on each side and one at each end. If you don't need to seat that many, use three on each side and leave the ends clear. I would stick with dark wood if you have lots of kids rather than using upholstered chairs if you need to replace them all. I would remove the rug from your breakfast area, and put a larger one in your playroom. You don't need one under the kid table and desk area.

It can be so overwhelming to tackle everything at once. First, don't necessarily think long term on items that may be changed out later. For instance, get an inexpensive rug from overstock or target for the kids playroom, and kitchen. That way, when they spill on it you won't be upset. Think indoor/outdoor in a color or pattern that you like. Did you want to change them and keep the table? The chair on what looks like a porch I would try to get an inexpensive white, off/white slipcover, to make it look more casual like it belongs in that setting.

it sounds like I don’t need a chandelier for the breakfast area until we outgrow the need for the toddler table.

I like the gold lantern pendants a lot. I think I keep resisting gold in my own house because I’m afraid I’ll want to change it sooner. I don’t mind using it sparingly in things that can be easily changed though. I am definitely not very confident mixing metals.

I really like those chrome knobs. We were planning to use knobs on doors and the pulls on the drawers.

The Desk chair can be changed. It’s mostly used by kids for homework and crafts.

the current gray rug is just one I had on hand. It’s mostly there because I really don’t like the tile plus it’s cold in that entire area.

we have jute rugs in the foyer and by the garage door. For some reason they don’t look great with our floors to me.

I’m pretty sure the playroom used to be a porch. And while it would be a great sitting area for adults, it is very small (about 8x8 available floor space with the cube units in there. The chair is frequently used by adults for reading to kids and just sitting with them while they play. It’s nice not to have to sit on the floor.

dining room:

id like to keep the table and rug and just try to make it less cold and loud. The echo is awful.

my curtains are from ikea and very long So I can hang them pretty high.

for now i just need to do some minor updates to make it more complete.

eventually I’d like to replace the chairs and lighting, and get a buffet table for under the sconces.

Sometimes i find it helpful to cut out the size of the pendant you like and hang it from a string, i think lanterns will be too large for that space.

if I do a rug like #2 in the living room eventually and have a dark blue in the dining room maybe something like 1,3,or 4 in kitchen and playroom? Maybe that runner that I picked doesn’t fit with these?

Well i think a light colored rug in a kids playroom is a bad idea, and I also think you should make it a bit fun for them rather than formal that is why I picked out a cute animal rug. I dont think you should try to pick a pretty rug, more than a practical rug that is fun and can be swapped out in a couple years...
