Move. Fixing involves redoing and you moving out while that happens. Document you requesting that he repair and not cosmetically conceal the health hazard. Every 3 days. In writing. Then move.

I can’t afford to hire help, and I’m not sure where to start with DIY. I’m good at following instructions but don’t have a lot of experience, and when I tried googling didn’t find any instructions that suited this particular issue.

I will post a photo when I get home... I’m hoping there’s a diy fix out there that makes my bathroom a healthier space, even if it’s not perfect. Thank you for your response.

Check the landlord tenant laws in your state (search online). Those will give you instructions on HOW to notify the landlord - in writing for sure and possibly "served" on him - meaning someone that doesn't live in your house gives them to him. Depending on the severity of the problem and the potential health hazard, the law will tell you how long he has to remedy the problem. If he doesn't do it in the time allowed, the law will tell you your options: move, pay someone to fix it and deduct it from your rent, etc.

If you are low income, search for a legal aid (free) office near you for advice. They often handle landlord tenant problems.

Oh, and take LOTS of pictures. You might have to take him to small claims court to get your deposit back.

eta: Your landlord may not know that the people who "fixed" this cheated him. I'd start with that assumption and tell him that they just covered it up and that the "fix" is now falling apart. He may make them fix it properly or find someone who will.

Windows in showers are a real PITA. There are particular details and materials to use. AZEK for trimming out could be step in the right direction. But that presumes that the tile in in good condition. Which it sounds like it is not.

I am an owner of a condo that I rent to students. I am also a parent who pays rent for a college kid in a different city. It’s totally unacceptable to demand rent from a tenant if the owner does not provide an apartment that is in good working order. I just had to “remind” the owner of my daughter’s apartment that a toilet, kitchen sink, washer, dryer, fridge/freezer, DW, were all in the listing. Since some of those things were not working upon move-in, it took some “talking” to light a fire and get those things fixed pronto.

As an owner, I am responsible to make sure everything is working, not creating health hazards (like mold).

You need to take lots of pics and report the problem repeatedly, by email or some other “paper” trail. If you try a DIY fix, you are giving the owner an excuse to say you created a problem and they might blame you and charge you, withhold your deposit, evict you, or file civil charges against you for damaging their property. If you report it and take lots of pics, you can avert those problems.

you can try borax to kill mold if you have no other options. and also document everything. check your city and state lease laws, but usually if landlord does not treat the mold, you can take the expense of treating it yourself out of the rent owed.

mold cleaning tips

We just tonight had a company that does mold, water, fire cleanup speak at out landlord meeting. Their recommendations are no bleach. It can actually make it worse. Use vinegar. The acid will make it a hostile environment for mold to grow in.

Take a bunch of pictures, document, and report to the landlord as well as the realtor if there was one involved. The best thing you can do is keep it dry as to 1- starve the mold to death, 2- stop further damage as to 3- not get blamed for all the damage. A sheet of plastic taped over the area and open at the bottom will be an inexpensive remedy.

Any years ago I had a landlord who didn’t take the safety issues seriously. After giving him several chances to correct the problem, I made several complaints to the health department. Problem solved.

Mainenell, I was intrigued by your comment about vinegar vs bleach and did some research and found this explanation - very interesting:

Bleach and vinegar can both kill mold, but vinegar is much more effective for removing mold from porous materials. This is because bleach only kills mold spores on the surface of affected materials. Vinegar will penetrate porous materials and kill the mold at the roots.

Vinegar is a mild acid which will eat the grout and thinset holding the tiles in place. Not very quickly, but with repeated application vinegar will cause damage also.

Bleach doesn’t really kill mold. It lightens.

If you are not comfortable with using vinegar you could use concrobium. It also kills mold at its roots. But it is more expensive.

As Cabot & Rowe said, vinegar may be a temporary solution...there are underlying issues, IMHO. Take the above advice, but ultimately a shower rebuild is, I think, in your future, with a tile pro that is conversant with proper waterproofing methods.
