Comments (47)Wow, you are all making my day, I feel like I got the bargain of the century with my cabs. Seriously thought they were high but now am feeling really good about them. nymommy, I would seriously look in to local cabinet maker as well. There is nothing that beats being to go and see, talk, feel, touch etc. your cabs as they are being made. With that said, many of the cabinet company's make beautiful cabinetry. Get all the pictures, and ideas you have and take them to someone local as well. You may indeed be surprised by cost. I love Crown Point and took pictures of them to cabinet maker just so he knew what I was looking for. Here is what I got, we are in Oregon. We went with paint grade poplar, full inset, shaker style with beadboard, soft close, furniture style toe kicks, true divided light on 3 different buffets, pull-out drawers, many other bells& whistles. My price included all the built-ins for the rest of the house. We are building a 6,000 sq. ft. home. Cabinetry in 5 baths, built-in beds and desks, window seats in 5 of the bedrooms, dining room buffet, 2 breakfast room buffets, built-in seating for breakfast room, huge floor to ceiling bookshelves in great room, family room, master suite, with cabs on bottom of open shelves. wet bar upstairs, inglenook window seats, laundry room, mudroom, linen closets. We had 415 lineal feet of cabinetry installed. They are beautiful, we paid 50,000. for everything not including paint which was about 12, 000.00 more. I think it would have been considerably more going non-local. He did a superb job and I was able to go there anytime when he was having an "issue" as this was the biggest job he had ever done. Comments (5)150-200K would be a good ballpark with medium low end finishes. Double it for high end finishes or expensive labor. You're talking about almost every expensive portion of the house that exists, plus all of the expensive mechanicals. You are in CA, which is one of the most expensive locations in which to do any remodeling because of the real estate costs and regulation. Drop back and make sure you really like this house. Because it sure seems like you don't if you want to change so much. And you need to asses your DIY abilities as that can help to stretch your budget. For an older home, the least expensive part of it is usually the purchase price. Even though this isn't that old of a house, it does seem to need a lot of care and feeding. Comments (17)You should not be charging anyone anything without a license. This is to protect not only the homeowner here, but you also. You are exposing yourself to HUGE liability issues if you are working off the books and off the radar as an unlicensed contractor. And frankly, if you cannot pass the contractor's test and spend $500 to incorporate and buy a business license, why should anyone hire you? Them's the requirements. And someone who isn't willing to do that minimal amount of effort might also be seen as someone who would cut corners on a reno and do a hack job. And, if that were the case, what's to protect the consumer? What if you unknowingly do a job incorrectly? Don't say that wouldn't happen, because it happens all the time. What if all of the profit on the job was eaten up by that mistake that you tried to make good on? Would you still feel compelled to show up and work even though you were essentially paying the homeowner to be there? What would protect you if you had a contract dispute with someone who hired you? You aren't legal, so legally enforcing anything becomes that much more difficult. You could easily get stiffed and have a client tell you to sue them. What leg would you have to stand on in court? Comments (7)Material+Time+Labor Only you can know what you need and how much it will cost, how much time it will take you and what is your time worth, what is your overhead, and what your profit margin is. If you cannot figure out a price, this job is not for you... Because doing a job based on someone's price you will lose your pants and most likely you will end up screwing your customer, seen that happen too many times. Some would come in, and tell the customer they will beat anyone's price to get a foot in the door, and when they start the job they will run short and when that happens, they will start cut corners, ask for more money and if they don't get it, they will abandon the job and when that happens, consumer is screwed because they cannot find anyone else to finish a job started by someone else.
