Comments (5)Whether there is J channel or not, the water will drain somewhere. J channel will just dump it all in one spot, wherever the ends of the J channel are. No J channel would let the water drip off all along the wall. If the water is coming in where the J channel is dropping it, that's definitely a problem. But it sounds like the house might have a grading problem. If it can't be re-graded, one could install some French drains around the outside, like drain grates, with underground drain pipe leading away. If the rotting base plate is all around the house, that's an expensive repair. Comments (6)'Dry rot' normally requires repeated long term water. Siding can usually dry out fast enough it is not a problem unless the moisture is coming from the inside of the wall. Plants against siding can trap enough water to cause problems. You need to figure out how the rot occured and make sure it is just the siding and not the studs or bottom plate inside the wall. Comments (16)The sill plates could very well be treated lumber. It's gotten hard to tell the difference by color (I miss the green stuff.) Comments (9)Untreated wood shouldn't be in contact with masonry. Remove the wood and replace it with composite material or wood which is intended for the exterior use.
