Comments (47)Final Plans - have incorporated most suggestions that made sense. -Back middle bathroom has tub in front, door moved to left to leave room for towel rack or hooks. -master shower widened to full 4 feet X 5'10" with head on back wall to allow for possible doorless shower. - front right bedroom closet squared off. - all kids bedroom closets now have slider doors to allow for full mirrors (have them now and work well). - worked out the pocket door on the master toilet room - it fits okay - am going with double hung windows in front of house, but casements on sides and back. Casements are smaller for the same egress requirements and allow for more wall space in bedrooms Still some small cleanup on the plans, but pulled the trigger on the construction drawings. thanks to everyone for all the assistance. Comments (11)Does the bump out go all the way to the ground below? Or is it an overhang over the first floor? If it doesn't "have a bottom" if you will and is an overhang, I would not want to put any plumbing in their, insulation or not. Are there windows in the bedroom? closet? I know people like to put tubs in front of windows, but it never made sense to me. I know from a look point of view it's great, but when you're in the tub, the window is too high up to see out of and may cause drafts. Else the window causes privacy issues so has to be covered anyway. We open our windows all the time and want to be able to walk up to them to do that. With a tub in front, I know Dh would be stepping in, shoes and all, scratching the tub, to get to the window. You might want to look at other floor plans to see how they lay out the master suite. The natural tendency is to put things up against the walls as you have done, but it may not be the best option....See More3 Master Suite/Laundry Layouts - what do you think?
Comments (5)LL-that is what started this whole thing - the windows are apart in the drawn plan but it messes up what we like in our 'inspiration' elevation. Go figure! Enduring - we have a top load washer and dryer that's pretty new - but that's not to say we'd not change over at some point. But for now I have to plan it with the top load in mind. The island sounds really cool and would be a great surface area for folding - ironing (I have been known to skip the ironing board for about any flat surface near by), etc. I am not sure I can part with the hanging area though. With double rods you'd think that would be enough but.......ya know how that goes! I am trying to balance hanging and drawer space. I hang almost everything except undergarments and grubby yard work clothes. lyfia - ugh. :( Ours doesn't get terrible but you are right it does have more lint floating in the air. Lolauren-my drawings are hard to read a bit - sorry. There IS a pocket door planned for the wall that is between the closet and the master. It will likely not be closed often but I want that choice and it gives additional sound buffer from the washer and dryer. I actually really only want a nice little space for a bench and some hooks for the front entry. We have infrequent guests and they really only have a jacket and shoes and so that would more than suffice. Here is a pic of one I saw at a parade home this year. Granted it's recessed and pretty small but I really thought it a perfect solution! Hubby changes into uniform at the 'office'. He comes and goes in plain clothes - they do not take a car home. All of his off season uniforms we can easy store in the basement - all that poly/wool is THICK and takes up a bunch of room. The hall closet there I think will end up being more like 2x5 and hold extra blankets maybe and pillows. I don't know - we have a lot of that kind of stuff. Maybe we will put shelving in one side for games, etc. We have a lot of those too! I did draw up and option #4 but haven't scanned it yet. It allows for a bit of privacy for the WC but still no door and does shrink that closet a bit. This is more difficult than I thought. I hope to present some ideas and see what he can work up within our sq footage. I didn't plan for the 6" wall spacing even though I know it's there - I'm hoping he can figure that out too! My eyes are crossing from counting little squares. ;) Putting these windows together is a bugger. I think I could get used to them apart quite easily but it's a no go for DH. :( edit:: missed half of my reply! Comments (6)I like the larger bathroom, but I think the doors conflict and it is nice to have them open into the closet. I'd do a good pocket door into the bathroom to avoid more conflict although it could open against the wall next to the sink. You do loose more closet storage, but corners aren't all that valuable in a closet. You could fit a lot of clothes in there by double hanging rods. That would save some money over the Pax system. Plus your closet now seems more separate from the bathroom by extending the wall. Here is another idea for the main bath. My daughter has stacked washer and dryer and is short, but uses the arrangement well. You have plenty of room in front of the W/D to get clothes in and out. The toilet is off to the side. The vanity could be 72 inches with 2 sinks. The bonus is the door would open up against the tub and the room would feel more open. The laundry would be easily accessible without the bathroom door being in the way. Folding laundry in the laundry room is overrated. I had a nice space for folding laundry in our 1 st house with a window to look out. I usually took the laundry to the TV area and sat down on the floor to fold....See MoreManuel
