Comments (17)You are going to want more than 32" for the toilet. 36" is standard (and perhaps even code in some areas???? Not here in Maine but I heard people saying that on other forums...) We have 34" and it feels fine but I dont think I'd want to go much tighter. You could solve that simply by flipping the closet and shower. So, have your shower -rotated 90 degrees and witha glass end wall- at the end of the tub (which is a nice setup you can see in many bathrooms, the tub deck can actually protrude under the shower glass wall and be a ledge or seat in the shower). Then the passageway moves to the left, and you can steal a bit of space from the other closet for the toilet. Either that of have a shorter vanity. 48" isn't a size I'd fight for. It's too short for a double vanity, really (unless you're using one of the new two-faucet 'trough" styles) so why not go down to 42" and have a better toilet area? For resale, though, you should consider a double vanity. Some people I guess expert truly huge ones, like at least 5+' long. But you CAN get smaller ones, Ikea has some great ones for tight spaces. Comments (2)To make something that has yellowish undertones look white, you want something with no blue in it. Blues or grays will make it look much more yellow. You want something pretty dark first of all, and with a lot of yellow in it. A dark gold, a or terra cotta, or a green with a lot of yellow in it will fool the eye into seeing the surround as WHITE instead of yellow-offwhite. Look at this Benjamin Moore color, Barely Yellow. See how Blue Porcelain makes it look even yellower? Comments (14)I agree with what's already been said. Your layout makes sense because the tub and shower are about the same depth; thus, placing them on the same wall makes sense. The vanity is more shallow, so obviously it belongs on the other wall. Within the confines of this space, which is basic but serviceable, I think this is what you can do: - Scootching the tub and shower together /losing that empty space between them is a given. - I would rather have one sink and more storage. - If you're willing to go with a tub-shower combination and to downsize the vanity, you could eek out another couple feet for each closet. - Could you carve out another bit of closet elsewhere in the bedroom? - I would not go with a pocket door. They're ideal for spots where the door stays open 90% of the time -- like a laundry room or a pantry -- but a bathroom door is opened /closed too many times. Add in humidity, and you're going to have to repair /replace that pocket door sooner rather than later. - Can you have a window in the bathroom? Comments (18)I find it odd that a guest would ding you a star due to not having "updated" bathrooms, as presumably they would've viewed your listing photos before making the reservation! We prefer Airbnb when we travel, both internationally and in the U.S. For us, it's all about the location of the property and its amenities, as we have a specific list of needs that we usually aren't willing to compromise on. That said, I do not expect properties to be "updated", necessarily, but I do expect cleanliness and functionality. I don't expect broken down or shoddy, but from what I can tell by your photos, your bathroom looks to be perfectly pleasant -- if not the newest. I say this because I want to encourage you not to let that odd rating get you down. (It's like when potential buyers came to look at my previous home, built in 1940, after seeing the listing photos online. We had a couple complaining that countertops and floors were not "updated". Um, hello? You SAW THEM IN THE LISTING PHOTOS, dummies, so why'd you even come to look? ;-)) Keep your place clean and neat, well-stocked with supplies (plenty of fresh, clean, fluffy towels are a must), and don't fret the fact that your bathroom doesn't look like an "after" on HGTV.
