Yes, we will be very glad to get the storage and stuff "out of sight"! irene, we are actually building it a little different than the picture shows on that side. We are planning to have a stairway on the outside up to the balcony. To eliminate one long stairway and the room it would take, we will be doing a partial stair going toward the little shed, then a landing and then the remainder of the stair in the oposite direction leading into the far end of the balcony. Does that make sense? Also we are thinking of moving the dormer closer to the front end of the garage, which would be off center, but as the small shed will be at the far end of the garage, the dormer would end up centered between the shed and the porch on the house. Again, does this make sense visually to you? Thinman, yes, the house is considerably wider. We had considered the 10/12 pitch too and drew it up both ways. In fact DH is going to measure the height of the peak of the house this weekend to see what it actually is. Your calculations were almost the same as what the builder gave us. Our thoughts were the additional 1 1/2 +/- feet of total peak height was not that important, but the headroom at the side was. With the steeper pitch, we would not have to cut the inside stairway up to the second floor quite as short with the landing and turning the final part of stairway for head room....See MoreNew plan- Anything you would change?
Comments (20)This is what someone did with the plan so it's more of a hutch than a desk. I like that, but another option might be to put built in seating instead. Decisions decisions! Either one would work I suppose. Switching the fridge and pantry sounds good so we would still have a break in cabinets. But then, would you make that whole entire area (where the ovens/fridge currently are) into one big pantry? That would be a good sized pantry but then we've removed a good chunk of counter space. Hmm.. As far as the bump outs in the plan, which ones would you adjust and how? I do want to save money but at the same time, I'm not sure it would look right completely flat all the way around... Comments (9)There is no way to give an meaningful estimate, mother than to find out what the local average for price per square foot is for the work you want done---add on/remodel versus new construction. If there is no plumbing, the cost should be lower. But, costs/fees for surveying, soil compaction(for foundation) and permits/etc. have to be considered. Sounds as if the plan would increase the value of the house to some extent. My personal belief is if a person wishes to spend decades in a home, has the money to spend without putting their finances upside down, and simply wants the home to be theirs and comfortable, who cares about resale value...See MorePricing on Building above Garage
Comments (7)I think the general response is that there are too many variables to even think of guessing at what your build cost is going to be. Based on the above image, you are adding 965 sq ft to an existing new home build. Maybe think of it as a percentage instead (for instance if your existing new home is 3000 sq ft, adding another 500 sq feet (new MBR, Bath, Closet) will roughly push the build price up 15%....See Morecpartist
